RBI ka 'Direct Lending' Wala Move
Reserve Bank of India (RBI) ne yeh naya rule nikala hai jahan banks ab seedha REITs ko paisa de sakte hain, bas kuch prudential safeguards ke saath. Pehle yeh system Real Estate Investment Trusts (REITs) ke liye nahi tha, sirf Infrastructure Investment Trusts (InvITs) ke liye tha. Isse yeh faayda hoga ki REITs ko capital access karne mein mushkil nahi hogi aur woh 10 saal se bhi zyada tenure ke liye loan le payenge. Mindspace Business Parks REIT ke CEO ne kaha hai ki isse credit ki availability badhegi.
Kya Sach Mein Sasta Hoga Loan?
Industry experts toh keh rahe hain ki funding ka flow improve hoga aur long-term debt instruments bhi milenge. Lekin sabse bada sawaal yeh hai ki is direct lending se paise lene ka asli kharcha (borrowing cost) kam hoga ya nahi? Aapko pata ho toh, abhi funding cost March mein 8.1% tha, jo ab lagbhag 7.39% ho gaya hai. Current 10-year Indian government bond yield lagbhag 7% ke aas-paas chal raha hai. Yeh dekho hoga ki yeh naya RBI framework, companies ke liye purane SPV financing ya corporate bonds ke muqable kitna sasta padta hai.
Aage Kya?
RBI ne yeh bhi bola hai ki banks ko strict lending norms follow karne honge, bilkul waise hi jaise InvITs ke liye hain. Market mein yeh bhi chal raha hai ki Budget 2026 mein PSU assets ko REITs ke through recycle karne ki baat hai, jisase sector mein aur growth aa sakti hai. Analysts toh positive hain, par yeh naya policy kitni effective hogi, yeh toh loan ke terms aur RBI ke aage ke guidelines par depend karega. Lekin haan, funding access badhne se M&A activities aur portfolio expansion ko boost milne ki umeed hai.
