Real Estate Report: NCR mein demand giri, Bengaluru ka jalwa barkarar!

Q3 2026 mein NCR ke Gurgaon aur Noida mein property demand **8%** se **9%** tak down ho gayi hai. Wahi dusri taraf, Bengaluru ne **14%** growth dikhai hai aur Pune-Mumbai mein projects ki line lag gayi hai.

NCR ka mood kyu kharab hai?

NCR mein demand ke slowdown ke peeche main reason hai high prices aur sirf luxury segments par focus. Developers ne nayi launches mein 23% ki ghirawat ki hai, sirf 7,177 units market mein aaye hain. Ghaziabad, Noida aur Faridabad mein hi 77% nayi supply simat kar reh gayi hai, kyunki buyer affordability par pressure feel kar rahe hain.

Bengaluru kyun best perform kar raha hai?

Bengaluru ka market kaafi strong hai. Yahan buyer interest 14% badha hai aur property prices ₹11,293 per sq. ft. tak pahunch gaye hain, jo 14.5% ka saalana growth hai. Global capability centers aur tech workforce ki wajah se yahan demand bani hui hai, bhale hi nayi launches mein 12% ki kami aayi ho.

Pune aur Mumbai ka 'Volume' Game

Festive season ko pakadne ke liye Pune aur MMR (Mumbai Metropolitan Region) ne aggressive strategy apnaayi hai. Pune mein supply 643% badh kar 16,192 units ho gayi hai, aur MMR mein 198% ke jump ke saath 20,762 units launch hue hain.

Investors ke liye Seekh

Market mein divergence saaf hai—ek taraf Bengaluru demand-led growth dikha raha hai, toh dusri taraf Pune aur MMR supply badha kar volume ke saath khel rahe hain. Agle quarter mein agar ye nayi supply bikti nahi hai, toh developers ke profit margins par pressure aa sakta hai. Real estate investors ko ab 'absorption rates' aur inventory par nazar rakhni hogi.
