Max Estates Ka Noida Project Aur Financial Headwinds

Max Estates ne Noida Sector 105 mein apna naya residential project, jiska naam hai 'Estate 105', launch kiya hai. Ye project 10.33 acres mein faila hai aur expected hai ki iska Gross Development Value (GDV) ₹3,000 crore hoga. Design ki baat karein toh ye ek low-density community hai jisme IGBC Platinum aur biophilic landscaping ka dhyaan rakha gaya hai. Waise bhi Noida ka real estate market abhi kaafi robust hai, infrastructure projects chal rahe hain aur housing demand bhi acchi hai, toh 2026 mein yahan property prices badhne ki ummeed hai.

Par Stock Kyun Gira? Valuation Aur Profit Ka Chakkar

Lekin, iss project launch ke positive environment ke bawajood, Max Estates ka share 2% gir gaya tha ₹367 par, jo ki apne 52-week low ₹345.35 ke paas hai. Iske peeche sabse bada reason hai company ka super high valuation. Jabki DLF, Godrej Properties, Oberoi Realty jaise bade players 30-33x ke P/E ratio par trade kar rahe hain, Max Estates ka P/E 140.5x se 170.20x ke beech mein hai! Iske alawa, company ka market cap sirf ₹6,000 crore hai, jabki competitors ₹50,000 crore se upar hain.

Profitability bhi kuch khaas nahi hai. Company ka Return on Equity (ROE) lagbhag 1.21% aur Return on Capital Employed (ROCE) 2.54% hai. Debt-to-EBITDA bhi 6.87 times hai, jo signalling hai ki financial strain ho sakti hai.

Profit Mein Giraawat: 100% Ka Jhatka!

Aur ab profit ki baat karein toh woh toh aur bhi scary hai. March 2026 ko khatam hone wale quarter (Q3 FY26) mein net profit sirf ₹2.53 lakh raha. Pata hai, pichhle saal ki same quarter mein ₹15.81 crore ka profit tha, yani 100% ki girawat! Operating profit bhi 74.68% kam ho gaya. Ye numbers kaafi chintajanak hain, khas kar jab real estate sector mein measured growth ki ummeed hai.

Analysts Ne Kaha 'Sell', Stock Bhi Gira

In sab operational aur financial concerns, coupled with valuation issues, ke chalte analysts ne January mein is stock ko 'Hold' se 'Sell' rating de di thi. Aage company Noida aur Gurugram mein aur projects lane ki planning kar rahi hai aur commercial portfolio se bhi revenue expect hai. Lekin jab tak ye profitability, valuation aur execution ke muddon ko solve nahi kiya jata, tab tak investors ko attract karna mushkil hoga.
