Yeh 58-storey wali building hogi jismein 198 residences honge aur yeh 1.68-acre land par banegi. Socho, average flat ki price lagbhag ₹8.33 Crore pad rahi hai! Isse company seedha bade luxury developers se compete karegi. May 2026 tak company ki market cap ₹7,200 Crore ke aas-paas thi aur P/E ratio 26.4 tha. Yeh launch unki South Mumbai ke prime segment mein strategic entry ko dikhata hai.

Aur yeh sab kaise ho raha hai? Company ke numbers ekdum mast hain! FY26 mein, yani March 2026 tak, consolidated sales ₹4,118 Crore thi aur Net Profit after tax (PAT) ₹298 Crore raha. Residential pre-sales bhi FY26 mein ₹3,405 Crore pahunch gayi. Plus, unhone apna GDV pipeline ₹18,060 Crore badha liya hai FY26 mein. Balance sheet bhi cash se bhari hai, net debt-to-equity ratio negative mein hai.

Mumbai ka yeh luxury segment bohot chal raha hai, infrastructure badh raha hai aur log fancy homes chahte hain. South Mumbai property prices aage 5-7% saalana grow hone ki ummeed hai. Lekin haan, interest rates badhe toh buyers par pressure aa sakta hai.

Analysts toh bohot confident hain! ICICI Direct aur HDFC Securities ne 'BUY' rating di hai aur price targets ₹470 aur ₹622 rakhe hain. Mahindra Lifespace ke paas total ₹45,180 Crore ka GDV potential hai, matlab sales ki visibility bohot long term tak hai. FY27 mein ₹10,000 Crore GDV ke projects launch karne ka plan hai, jisse ₹4,500-5,000 Crore ki pre-sales ho sake.
