India ki renewable energy par focus se real estate mein bada change aane wala hai. Net-zero targets aur govt policies ke support se, solar aur wind projects tezi se badh rahe hain. Colliers India ka kehna hai ki is "Green Shift" se 2030 tak land acquisition aur aggregation ka $10-15 billion ka market ban sakta hai.
Zameen ki demand badhi
2030 tak 270-300 GW solar aur wind energy capacity add karne ke liye roughly 7 lakh acres zameen ki zaroorat padegi. Ye demand mainly renewable energy corridors aur naye investment areas mein hai. Kyunki land ki costs project expenses ka 10-12% hoti hain, is demand se prices badhne ki ummeed hai.
Industrial aur Warehousing ko bhi boost
Land ke alawa, renewable energy sector ka expansion industrial aur warehousing segments ko bhi fayda pahuncha raha hai. Is sector ke liye equipment banane wale manufacturers apna physical footprint badha rahe hain. 2021 se 2025 ke beech, in Original Equipment Manufacturers (OEMs) ne major Indian cities mein 6.1 million sq. ft. Grade A industrial aur warehousing space lease par liya. Is period mein iss segment mein total demand mein inka share 3% se 8% tak badh gaya.
Renewable energy OEMs dwara annual leasing 4 guna badh kar 2025 mein lagbhag 3 million sq. ft. ho gaya hai. Chennai aur Pune mein sabse zyada demand hai, jo 2021 ke baad lease hui space ka do-tihaai hissa hai. Colliers ka forecast hai ki 2030 tak, in OEMs ki annual demand 4-7 million sq. ft. tak pahunch sakti hai, jo sector ki overall space requirement ka 10-15% hoga.
Allied Infrastructure Opportunities
Green energy ke growth se affordable housing, rental accommodations, office spaces, training facilities, aur industrial townships ki demand bhi badh rahi hai. Ye development Tier-II aur Tier-III cities mein zyada dikh raha hai jo renewable energy hubs ban rahe hain. Ye overall development India ke green energy transition se ek bada economic boost dikhata hai.
