Developers Ne Kaha, 'Bhaiya, Bachao!'
India ke Real Estate sector mein filhaal kaafi problems chal rahi hain. Industry body CREDAI ne Housing Ministry (MoHUA) se request ki hai ki jaldi se koi solution nikalein. Developers keh rahe hain ki West Asia mein chal rahe conflict ki wajah se supply chain mein gadbad ho rahi hai aur materials ke prices bhi bahut zyada badh gaye hain.
Supply Chain Hui Tight, Prices Aasman Chhoo Rahe
Ab West Asia mein tension ki wajah se steel, cement, aur aluminium jaise zaroori materials milne mushkil ho gaye hain aur costly bhi. Petrol/diesel ke rates unstable hone se transport ka kharcha bhi badh gaya hai. Aur upar se, Morbi ke ceramic hub mein problems aane se tiles bhi mehenge ho gaye hain. Ye sab milakar projects ka budget bigaad rahe hain.
Labour Ki Bhi Kami, Construction Ruka
Sirf materials hi nahi, kaam karne ke liye log yani labor bhi mushkil se mil rahe hain. Kai cities mein construction work slow ho gaya hai. Kuch reports bata rahi hain ki LPG shortage ki wajah se workers sheher chhod kar chale gaye hain, jisse project sites par staff ki kami ho gayi hai. Elections aur regional issues ne bhi labor availability ko aur tough bana diya hai.
Developers Ko Chahiye 'Force Majeure' Aur Time
Is saari unexpected problems se deal karne ke liye developers chahte hain ki government unhein kuch relief de. Unki demand hai ki unke ongoing projects ko 'force majeure' status milna chahiye, matlab jo delays unke control se bahar hain, unke liye unhein time extension mil sake. Iske saath hi, RERA bodies se woh 3 se 6 mahine ka blanket extension maang rahe hain project completion ke liye. Industry experts ka kehna hai ki ye steps bahot zaroori hain taaki projects properly manage ho payein, penalties se bacha ja sake aur sector mein recovery ki speed bani rahe.
