India ke property market par investors full trust dikha rahe hain. Ab paisa sirf family se nahi, balki private equity, family offices, aur special instruments jaise REITs (Real Estate Investment Trusts) aur InvITs (Infrastructure Investment Trusts) se aa raha hai. Yeh sab chal raha hai desh mein badhti urbanization ki wajah se, jahan lagbhag 50% population 2047 tak cities mein rehne wali hai. Developers bhi ab sirf purane residential aur commercial projects se aage badh kar senior living, warehousing, aur asset management platforms jaise naye segments mein utar rahe hain.
REITs Ka Kamaal Aur Naye Segments Ki Entry
India ka REIT market bohot tezi se grow kar raha hai. Saare REITs ka total gross asset value lagbhag $29 billion ho gaya hai. Aur 2025 mein toh SM REITs bhi aane wale hain, jisse chote investors bhi fractional ownership se participate kar payenge. Occupancy rates toh 90% se bhi upar hain! Office REITs ne toh FY2024-25 mein BSE Realty Index ko 15% se bhi zyada piche chhod diya hai. Overall, Indian REITs 5-6% tak ka competitive yield de rahe hain aur Asian peers se bhi behtar perform kar rahe hain. Agar 2025 ki baat karein toh, REITs ne 29.68% return diya, jo Nifty50 se kaafi zyada hai.
Global Tensions Ne Videshi Paisa Rok Diya
Par bhaiyo, ek side ye achhi khabar hai toh doosri taraf thodi chinta bhi hai. Geopolitical tensions, especially West Asia mein, ki wajah se foreign investment mein ekdum se 75% ki girawat aayi hai Q1 2026 mein. Jo paisa pehle $1.6 billion aata tha, woh ab $400 million hi reh gaya hai. Iski bharpaai domestic investors ne ki hai, jinka share 75% ho gaya hai, jo pehle bas 20-50% hota tha. Yeh domestic strength toh dikhata hai, par risk thoda concentrate ho gaya hai.
Land Aur Pricing Ki Purani Pareshaniyan Aur ESG Ka Trend
Abhi bhi land milne mein, uski pricing aur financing mein dikkat aa rahi hai, khas kar chote developers ke liye. Middle-income aur affordable housing mein bhi affordability ek issue bana hua hai. Lekin ek cheez jo bohot important ho gayi hai woh hai ESG (Environmental, Social, Governance). Yeh ab sirf ek niche requirement nahi, balki ek market expectation ban gaya hai. ESG wale real estate projects mein investment 2021 mein 5% se badh kar 2022 mein 13% ho gaya, jiska deal value $7.9 billion tak pahunch gaya. Developers ab planning se le kar construction tak mein ESG ko include kar rahe hain. Reforms jaise RERA aur GST ne transparency aur investor confidence badhaya hai. RERA 2.0 mein aur strict rules aur safeguards aane wale hain.
Future Kya Kehta Hai?
Analysts predict kar rahe hain ki India ka real estate market agli 10 saal tak consistently grow karega, lagbhag 8.1% CAGR se 2026 se 2033 tak. Residential market sabse bada player rahega. Jabki global investors geopolitical volatility ko le kar thoda cautious hain, India ke favorable demographics aur consumption-driven economy ki wajah se investor sentiment positive rahega. Urbanization, technology aur new asset classes jaise data centers aur flexible workspaces future growth ko fuel karenge. Bas market ko capital flow changes aur land/pricing jaise fundamental issues ko manage karna hoga.
