Cushman & Wakefield ne bhi bataya ki $1.6 billion ka institutional investment hua aur usmein 76% sirf DIIs ka tha. 2024 se Q1 2026 tak India mein total institutional investment $30.7 billion ko paar kar gaya hai, jo 88% zyada hai. DIIs ne apna investment double kar diya hai. REITs bhi kaafi important role play kar rahe hain, aur unki market cap $29 billion tak ja sakti hai early 2026 mein. India ki economy bhidumast hai, IMF ne 6.5% GDP growth forecast kiya hai 2026-27 ke liye, aur Goldman Sachs 6.9% bol raha hai. Inflation bhi RBI ke target 4.7% ke aas paas rahega. Sector valuations bhi thode high lag rahe hain, kuch residential segments mein price-to-earnings ratio 37 tak pahunch gaya hai. Alternative Investment Funds (AIFs) aur private credit par bhi dependence badh rahi hai, jismein traditional banks ke comparison mein cost zyada ho sakti hai. REITs mein bhi risks hain jaise tenant concentration aur lease renewal. Infrastructure ki problems aur state-level regulations bhi kabhi kabhi issue ban sakte hain, haalanki core markets mein yeh kam hota hai. Foreign investors ka participation kam hone se long-term capital diversification par sawaal uth rahe hain.
2026 Ka Outlook Kya Hai?
Overall, 2026 mein India ka real estate sector aur bhi grow karega. Domestic capital ka support aur market mein aa rahe structural changes is growth ko boost denge. JLL ko lagta hai ki India ki growth poore saal chalegi. Office spaces aur residential properties ki demand acchi hai, aur data centers aur logistics jaise new asset classes bhi investment ke liye achhe options de rahe hain.
