Bhai log, suno! Duniya bhar mein real estate mein investment **8.2%** badha hai, lekin hamara India toh sabse aage nikla hai. APAC region mein growth **1.7%** hi raha, jabki India mein institutional investment mein **29%** ka tagda jump dikha, jo ki lagbhag **₹71,400 crore** hai!

Global real estate ka scene dekha jaaye toh 2025 mein investment 8.2% badha hai. Investment kaafi badha hai, jismein $222 billion se zyada ka capital raise hua hai. Magar, Asia-Pacific (APAC) region mein yeh growth thoda slow raha, sirf 1.7%.

India Ka Kamaal Ka Performance!

Lekin hamare India ki baat hi alag hai. Yahan toh institutional investment mein 29% ka zabardast spike dekha gaya, jo ₹71,400 crore tak pahunch gaya. Foreign capital thoda 16% kam hua hai, lekin end of 2025 tak recover hone laga tha. India ki economy bhi 7.3% ke aas paas grow karne ki ummeed hai, jo is growth ko aur boost dega. Government ki policies jaise RERA aur GST ne bhi trust aur approvals mein 40% tak ka sudhaar kiya hai.

Residential Sector BHI Solid!

Residential sector mein bhi kaafi resilience dikhi. Hallanki, top cities mein housing sales 12% kam huye hain (386,365 units), lekin prices stable rahe. Iska reason hai ki developers ne supply ko carefully manage kiya hai. Aur toh aur, premium properties ki demand badhi hai. Jo ghar INR 10 million se mehenge hain, woh 2025 mein 63% sales ka hissa ban gaye, jo 2024 mein sirf 53% tha. Log ab branded aur amenities wale projects pasand kar rahe hain.

Office market bhi strong hai, aur logistics, data centers jaise naye sectors mein bhi investors ki dilchaspi badh rahi hai.

Kya Hain Risks?

Par bhai, sab kuch itna bhi smooth nahi hai. Affordability ek bada concern hai, khaas kar middle-income aur affordable housing ke liye. Kuch cities mein unsold stock bhi badh raha hai. Buyers ka trust bhi ek issue hai, project delays aur hidden charges ka dar abhi bhi hai. Global economic uncertainties bhi ek risk hain.

Aage Kya?

2026 mein bhi India real estate se achhi ummeed hai. Agar interest rates kam hote hain toh affordability badhegi aur premium segments mein demand bani rahegi. Office sector mein bhi leasing badhne ki ummeed hai.
