Kyun ho raha hai ye shift?
India ki hospitality industry mein lagbhag $2 Billion ka paisa lag raha hai, aur sabki nazar un hotels par hai jo already chal rahe hain ya chalne wale hain. Pichhle kuch samay se construction ka kharcha aur loan ka interest rate bahut badh gaya hai, isi wajah se log naye hotels banane (greenfield) ke bajaye existing hotels (brownfield) kharidne mein zyada interest dikha rahe hain. Ye jaldi cash flow lane aur risk kam karne ka best tareeka hai.

Is $2 Billion mein se aadha paisa toh pichhle 6-8 mahine mein hi deals mein lag chuka hai. Chahe airport ho, industrial hub ho ya phir koi popular tourist spot, har jagah hotels bik rahe hain. Jaise, global firm Blackstone ne late 2025 mein Taj Aravali Resort & Spa mein $100-110 Million ka stake khareeda. Uske baad, January 2026 mein, Indian Hotels Company (IHCL) ne Brij Hotels mein 51% stake ₹193-225 crore mein liya aur Atmantan Wellness Resort mein bhi invest kiya. Chalet Hotels ne bhi Westin Resort & Spa, Rishikesh ₹530 crore mein aur Courtyard by Marriott Aravali Resort ₹315 crore mein khareeda hai.
Bade Players ka Strategy Kya Hai?
IHCL toh bhai lagatar 14th quarter se record performance de raha hai. FY26 ke first half mein unki revenue ₹2,124 crore thi aur unhone 46 naye hotels sign kiye hain. Chalet Hotels ka Q2 FY26 mein revenue 94% badhkar INR 7.4 billion ho gaya aur EBITDA 98% badhkar INR 3.1 billion. Lemon Tree Hotels ne bhi apne Q2 revenue mein 8% ka growth dikhaya, jo INR 308 crore raha aur profit 20% badhkar INR 41.9 crore ho gaya. Unki 3,000 se zyada rooms pe renovation chal rahi hai.

India ka hospitality market toh rocket ki tarah udne wala hai! 2031 tak ye USD 55.67 billion ka ho jayega, matlab 14.76% CAGR se grow karega. India ki GDP bhi 7.5% se 7.8% ke beech grow karne ka full chance hai FY25-26 mein. Domestic travel aur business travel ki demand bahut strong hai. Occupancy rates bhi decade high par hain aur room rates bhi badhne ki ummeed hai.
