Real Estate News: India bana world ka 2nd largest flexible office market, office space mein toofani tezi!

India ne global flexible office market mein second spot pakad liya hai. International bookings mein India ka share ab **10.2%** ho gaya hai, jiske peeche GCCs aur IT firms ki zabardast demand hai.

Bharat ka commercial real estate sector ab global map par chha gaya hai. H1 2026 ke data ke mutabik, India ka international coworking aur flexible office bookings mein share 2.2% se jump hokar 10.2% par pahunch gaya hai. Ab hum sirf United States se peeche hain.

Demand ka asli engine kya hai?

June 2026 end tak, India ka total flexible office inventory 88.7 million square feet tak pahunch gaya hai. Is growth ke peeche sabse bada haath Global Capability Centres (GCCs) ka hai, jo total flexible leasing ka 44% contribute kar rahe hain. IT-BPM sector bhi ab long-term leases ki jagah agile workspaces prefer kar raha hai taaki zaroorat padne par easily scale up ya down kar sakein.

Future projections ke hisaab se, 2026 end tak ye stock 100 million square feet cross kar jayega aur 2030 tak 160 million square feet tak pahunch sakta hai. Cushman & Wakefield ne bhi India ko sabse 'mature' flexible office market ka tag diya hai.

Investors ko kahan saavdhan rehna chahiye?

Growth tagdi hai, par risks ko ignore nahi kar sakte. Sabse bada risk 'supply-demand imbalance' hai. Agar developers bina soche naye projects banate rahe toh occupancy aur rental yields par pressure aa sakta hai.

Iske alawa, operators ke liye high fit-out aur maintenance costs ek challenge hain. Agar global IT spending kam hoti hai ya economic slowdown aata hai, toh MNCs apne budgets tight kar sakti hain, jiska direct asar leasing par padega. Investors ko ab major cities mein occupancy levels aur supply-demand balance par close watch rakhni hogi.
