AI aur Hybrid Work se Badhti Office Ki Zaroorat
IndiQube ki co-founder, Meghna Agarwal, ne saaf kiya hai ki Artificial Intelligence (AI) aur work-from-home (WFH) policies se office space ki demand kam nahi hui hai. Iska reason hai companies ki tezi se hiring aur Global Capability Centers (GCCs) ka growth. Agarwal ka view hai ki AI jobs khatam karne ke bajaye unhein badlega, aur reports bhi yahi keh rahi hain ki India mein 2030 tak AI ki wajah se 79 million square feet naya office space aa sakta hai. Kyunki AI models ko monitor karne ke liye log chahiye hote hain. Hybrid models bhi stable hain, 70-75% clients toh 3-day office policy follow kar rahe hain. Employees ko dedicated workspace chahiye, is trend ne unutilized space ko bhi manage karne mein help kiya.
Zabardast Growth aur Expansion Plans
IndiQube ne FY26 mein 37% year-on-year revenue growth record kiya hai, jo ki ₹1,469 crore tak pahunch gaya, aur yeh forecasts se bhi zyada hai. Company ne workspace platform model adopt kiya hai, jisme facilities management aur interior design jaise services se 15% revenue aa raha hai. IndiQube ka plan hai ki woh har saal 1.5-2 million square feet ka rentable space add kare, aur woh bhi aisi jagah pe jahan vacancy kam hai. India ka commercial real estate market bhi 2025-2035 ke beech 9.70% CAGR se grow karega. GCCs ka role bahut important hai, India mein 2030 tak 3,000+ GCC centers ho sakte hain, jinse $100–110 billion ki market ban sakti hai. Early 2026 mein GCCs ne 35-40% Grade-A office leasing mein contribute kiya. India mein flexible office space bhi APAC region mein sabse zyada hai, jo 2025 tak 103 million sq. ft. ho sakta hai aur 2031 tak $12.87 billion tak pahunch sakta hai. Bade enterprises ab 72% flexible office space use kar rahe hain. Geopolitical uncertainty bhi companies ko long-term lease se rok rahi hai.

Sab kuch achha hone ke bawajood, kuch challenges toh hain. AI ki wajah se productivity badhegi, ho sakta hai future mein per employee space requirement kam ho jaye. India mein Q1 2026 mein vacancy rate around 13.85% thi. Haalanki yeh 11th quarter hai jab vacancy kam hui hai, phir bhi kuch areas mein oversupply hai. Premium Grade A spaces ki demand hai, par purane spaces ko mushkil ho rahi hai. IndiQube ko apne expansion plans carefully manage karne honge taaki kisi area mein zyada supply na ho jaye.

IndiQube ka 37% revenue growth aur workspace platform mein expansion, jahan value-added services se 15% revenue aa raha hai, yeh sab cheezein aage ke growth ke liye achhi hain. Company ka focus stable micro-markets par hai aur woh new-age companies aur GCCs ko attract kar paa rahi hai. Indian commercial real estate market bhi GCCs aur flexible workspaces ke karan strong rahega.
