Sabse pehle toh ye samjho ki NCLAT (National Company Law Appellate Tribunal) ne company ke khilaaf insolvency proceedings band kar di hai. Ye NCLT ke ek purane order ko palat diya gaya hai jo December 9, 2025 ko aaya tha. Chairman Jitu Virwani ne clearly kaha hai ki ye NCLT ka admission ek galatfehmi thi, jahan funding letter ko galat tareeke se corporate guarantee maan liya gaya tha. NCLAT ab real estate sector mein companies ki jagah specific projects ke liye resolutions ko preference de raha hai, taaki projects bache rahein.
Stock Mein Girdawat Aur Financial Siyasat
Par ye legal jeet stock price ko upar nahi utha payi. May 2026 ki shuruaat mein, Embassy Developments ka stock ₹46-₹50 ke aas paas trade ho raha tha. Ye stock apne 52-week high ₹128.00 se seedha -55.49% neeche aa gaya hai saal ke shuruat se hi. Company ki market value ₹6,400-₹6,700 crore ke aas paas hai, jo ki DLF (₹1.45-2.06 lakh crore), Lodha Developers (₹88,000-1.54 lakh crore), aur Godrej Properties (₹54,000-90,000 crore) jaise bade players se bahut kam hai. Company abhi profit mein bhi nahi hai, pichhle ek saal mein iska P/E ratio negative -26.43 aur net loss ₹429 crore ka raha hai. Return on equity (ROE) bhi negative -1.29% dikh raha hai. Sales growth bhi theek nahi hai, pichhle paanch saalon mein -7.79% gira hai. Ye sab tab hai jab FY 2025-26 mein pre-sales ₹4,600 crore ki hui hai, par uska fayda stock price par dikh nahi raha.

Ye market bahut competitive hai aur bade, financially strong developers ka hi zyada zor chalta hai. Investors ke liye promoter holding pledge 68.2% bhi ek chinta ka vishay hai.

Analysts bhi filhaal is stock ko lekar caution dikha rahe hain. Ek report ne 1-saal ka price target INR 62.75 diya hai, lekin zyadaatar 46 analysts ne pichhle teen mahine mein is stock ko 'Sell' karne ki salah di hai. Technical indicators bhi 'Strong Sell' signal de rahe hain. Company ka naam pehle Indiabulls Real Estate aur Equinox India Developments tha, February 2025 mein merger hua tha. Ab Embassy Developments ka future is baat par depend karta hai ki wo strong pre-sales ko profit mein kaise badalti hai aur is tough market mein kaise tikti hai. Shareholders ka trust jeetne ke liye financial performance mein sudhar dikhana bahut zaroori hai.
