Land Bajao, Future Banaao!
Ashiana Housing ka plan sunkar lagta hai ki senior living segment mein kuch bada hone wala hai. FY27 tak ₹800 crore ka investment sirf zameen kharidne mein hoga, taaki senior living projects expand ho sakein. FY26 mein unhone ₹570.2 crore ki sales ki thi, jo ki ab tak ki sabse zyada hai, aur usse pehle FY25 mein ₹382.9 crore ki sales thi. Ye toh pakka hai ki company apne current cities ke alawa naye cities mein bhi apne pairs failana chahti hai.
India Ki Badhti Umr, Badhti Demand!
Ye senior living pe focus kuch aise hi nahi hai. India mein bade demographic changes aa rahe hain. 2050 tak 60 saal se upar wale logon ki संख्या lagbhag double ho jayegi, aur 2036 tak woh population ka 15% ban jayenge. Log zyada jee rahe hain aur unki lifestyle bhi change ho rahi hai, jiske karan unhe aise gharon ki zaroorat pad rahi hai jahan unki specific needs ka dhyan rakha jaye. Indian senior housing market, jo abhi ₹40,700 crore ka hai, 2031 tak ₹13 lakh crore tak pahunch sakta hai. Ab toh sirf retirement homes nahi, balki wellness aur safety wale communities ban rahe hain.
Competition Badi, Valuation Pe Nazar?
Ashiana Housing ki market cap lagbhag ₹3,200 se ₹3,270 crore ke aas paas hai. Last 12 months ke hisab se P/E ratio 25-30 ke beech mein hai, haalanki March 2026 mein yeh 64.3 tak bhi dikhaya gaya hai. Agar Oberoi Realty (P/E 24.7x) aur Godrej Properties (P/E 33.0x) jaise bade developers se compare karein toh valuation theek lagta hai. Lekin bhai, is niche mein Antara Senior Care, Columbia Pacific Communities aur Covai Property Centre jaise players bhi hain.
Risks Bhi Hain Kuch!
Sab kuch acha hi nahi hai. FY25 mein company ka profit after tax gire gaya tha, jo ki revenue badhne ke bawajood hua hai. Isse margins ko lekar thodi chinta hai. ₹800 crore ka land acquisition plan bhi execution ke hisab se risky ho sakta hai, khaas kar jab naye markets mein utar rahe hon. Aur senior living mein competition bhi badh raha hai. Company mostly properties sell karti hai, agar market ne rental ya lease model pe shift kiya toh yeh bhi ek challenge ho sakta hai.
Aage Kya Hoga?
India mein senior living ka future toh bahut bright dikh raha hai. Ashiana Housing apni yeh strategy se fayda uthane ki koshish kar rahi hai. Brokerages jaise ICICI Direct aur Yes Securities ne 'BUY' rating di hai, lekin unke price targets (₹160-₹218) current market price se kaafi kam lag rahe hain. Yeh dikhata hai ki analysts ki opinion alag ho sakti hai ya research outdated ho. Company ka success iss baat pe depend karega ki woh land acquisition plan ko kitna achha execute karte hain, costs control karte hain, aur competition ko face kar paate hain.
