Arvind SmartSpaces ne apne Q3 aur 9M FY26 ke results announce kiye hain, aur story thodi complex hai.
Bookings Ka Toofan, Par Profit Mein Giraavat!
Sabse pehle numbers dekhte hain. Company ne 9 mahine FY26 (December tak) mein apne record bookings ki hai, jo ki ₹938 Crore rahi, matlab 5% upar YoY. Collections bhi ₹744 Crore par record bana gaye, 2% zyada YoY. Teesre quarter (Q3 FY26) mein toh booking aur bhi tez bhagi, 48% jump ke saath ₹331 Crore ho gayi aur collections bhi 38% badh kar ₹317 Crore par pahunch gaye.
Par ye toh sales ka number hai. Asli picture jab revenue aur profit ki dekhte hain toh thodi alag dikhti hai. Same 9 mahine ke liye revenue ₹409 Crore raha, jo pichle saal ₹550 Crore tha. EBITDA bhi ₹100 Crore par aa gaya (₹152 Crore se kam), aur net profit (PAT) ₹59 Crore raha (₹97 Crore se kam).
Q3 mein bhi same trend hai: revenue ₹166 Crore raha (₹210 Crore se kam YoY), lekin QoQ 16% badha. EBITDA bhi YoY kam raha, par QoQ 30% badha. PAT bhi YoY kam tha, lekin QoQ 38% upar ₹29 Crore ho gaya. Yeh jo bookings aur revenue/profit mein farak hai na, yeh real estate mein common hai. Project jab poora hota hai tab revenue recognise hota hai, jabki bookings future ka potential dikhati hain.

Is sab ke beech, company mein ek bada leadership change hua hai. Kamal Singal ke baad, Priyansh Kapoor ab naye Managing Director aur CEO ban gaye hain. Kamal Singal ab strategy aur investments par focus karenge. Company ka kehna hai ki yeh change organization ko strong karne, leadership ko gehra karne aur execution ko decentralized karne ke liye kiya gaya hai.
Company apni strategy par qayam hai ki zyada land bank banane ke bajaye project jaldi poore karne aur achhe Internal Rate of Return (IRR) par focus karegi. Medium term mein vertical development portfolio ka 60-70% ban sakta hai. FY26 ke liye sales target ₹1600-1700 Crore maintain kiya gaya hai.
Financial Health Aur Future Plans
Company ki balance sheet filhal theek lag rahi hai. Net Debt sirf ₹79 Crore hai. Operating cash flows bhi kaafi strong hain. Q3 FY26 mein ₹169 Crore ka operating cash flow aaya, jo 128% upar hai YoY aur company ka sabse bada quarterly figure hai. Agle 4-5 saal mein project pipeline se ₹4,581 Crore se zyada cash flow expected hai.
Sector ki baat karein toh residential real estate ka outlook positive hai. Company ko apne growth targets achieve karne ki puri ummeed hai, agar approvals time par milte rahe toh. Naye projects Ahmedabad, Bengaluru mein aa rahe hain, aur Mumbai mein bhi redevelopment projects plan hain.
Investors Ke Liye Risks Kya Hain?
Sabse bada risk toh wahi hai jo humne dekha - booking record hone ke bawajood revenue aur profit ka YoY girna. Yeh margin pressure ya project execution mein delays ka signal ho sakta hai. Bangalore mein project approvals mein slowdown bhi ek chinta ka vishay hai. Labor codes ke impact ke liye ₹2.59 Crore ka provision bhi kiya gaya tha.
Ek aur baat, parent group Arvind Limited ne delay se independent director appoint karne par BSE aur NSE ko ₹8.14 lakh ka penalty bhara hai. Ye Arvind SmartSpaces ka direct issue nahi hai, par group level par governance par nazar rakhi ja sakti hai.
Baki companies ki baat karein toh results mixed hain. Godrej Properties ka profit badha, Prestige Estates ka bhi profit surge hua, par Sobha Limited ka profit gira. Toh sabhi companies apne alag challenges aur strategies ke saath chal rahi hain.
