Ahmedabad ka Tech Ambition: Amit Shah ka Support!

Union Home Minister Amit Shah ne Ahmedabad ke dream ko support kiya hai ki woh ek bada global capability centre aur innovation hub bane, jo Bengaluru aur Hyderabad jaise players ko takkar de sake. Isi ke chalte Ganesh Housing ne 'Million Minds Tech City' launch kiya hai, jo ki 18 million sq ft ka ek ambitious IT Special Economic Zone (SEZ) hai aur 65 acres par banega.

Yeh ₹15,000 Crore ka project Gujarat ki economy ko manufacturing se hata kar high-skill services ki taraf le jaane ka ek bada move hai. Project ko 7 phases mein 5 saal mein poora karne ka plan hai. Ismein Grade A office spaces, residential units aur retail/hospitality facilities sab ek saath honge, jo aajkal India mein common trend hai.

First Phase Mein Hi Bade Naam!

Project ka first phase, jo ₹1,100 Crore ka hai aur 1.3 million sq ft ka area cover karta hai, usmein toh IBM aur Tata Consultancy Services (TCS) jaise bade players already sign kar chuke hain. International firms Searce aur Valtech bhi aa rahi hain. Yeh dikhata hai ki new commercial centers mein bhi quality office spaces ki demand hai.

Ahmedabad Ka Competitive Edge Aur Challenges

Gujarat ka aim hai Ahmedabad ke kam operational costs aur badhte talent pool ka fayda uthana. 'Million Minds Tech City' project ka target hai 70,000 se zyada direct aur indirect jobs create karna, jismein pehle phase mein 9,000 professionals kaam karenge. Yeh sab national goal ke hisaab se chal raha hai, kyunki India ka IT sector $176 billion tak pahunch sakta hai 2026 tak, AI aur digital transformation ki wajah se.

Lekin bhai, ye easy nahi hone wala. Ahmedabad ko Bengaluru aur Hyderabad se compete karna hai, jahan already tech ecosystem jam chuka hai aur talent ka bhandaar hai. Gujarat manufacturing mein accha hai, par service sector hub banana ek bada kaam hai.

Execution, SEZ Aur Financial Hurdles

Itne bade scale par project manage karna bhi ek bada challenge hai. 18 million sq ft 5 saal mein banana, iske liye expert project management chahiye. Plus, SEZs ka bhi apna history hai bhai, kabhi-kabhi land waste ho jaati hai ya targets poore nahi hote.

Financially, Ganesh Housing debt-free hai, debt-to-equity ratio bahut kam (0.01). P/E ratio 13.6 hai, matlab market expectations already priced in hain. ROE 37.8% aur ROCE 44.0% accha hai, par haan, latest quarterly net profit mein thoda dip aaya tha, jo earnings pressure dikha sakta hai.

Competition tough hai, especially us talent ke liye jo AI jaise fields mein chahiye, jismein established hubs ka control hai. Ahmedabad ko sirf companies attract nahi karni hongi, balki ek innovation environment bhi banana hoga.

Project Ka Future

'Million Minds Tech City' Gujarat ke economic growth ke liye ek bold vision hai. Agar successfully execute ho gaya, toh employment badhegi, foreign investment aayegi aur Ahmedabad India ki knowledge economy mein aur strong hoga. Lekin safalta mushkil hai aur competition ko overcome karna hoga.
