Jahan NIIs ne apna quota pakad ke rakha aur 2.66x tak oversubscribe kiya, wahin IIs ne sirf 17% units li hain. Yeh difference bata raha hai ki bade players ko shayad property ke potential returns, risks, ya phir market conditions ko lekar kuch doubts hain. Yeh ₹245 crore ka offering 16 April ko band ho jayega, aur 24 April ko BSE par list hoga.
REIT Market Mein Ye Kya Naya Hai?
Yeh Property Share Investment Trust ka teesra REIT hai, pehle do PropShare Platina aur PropShare Titania a chuke hain. Inka performance bhi investors ke decision par asar dalta hai. Target property Ahmedabad mein Stratum at Venus Grounds hai, jo ek Grade A+ commercial building hai. India ka real estate market recover ho raha hai, par interest rates aur tenant ki demands bhi ek factor hain. Ambit Capital yeh deal manage kar raha hai.
Price Aur Risks Ki Kahani
₹10 lakh se ₹10.5 lakh ka price band hi sabse badi barrier lag raha hai, jisse na sirf IIs balki bade retail investors bhi hesitate kar rahe hain. SPVs ke through asset buy karna thoda complex aur risky ho sakta hai, jise IIs hamesha check karte hain. Yeh REIT sirf ek project par focus kar raha hai, iska matlab risk concentrated hai. Agar property se utna income nahi aaya jitna expect kiya tha, toh high debt levels losses ko badha sakte hain. Listing ke baad units ko sell karne mein bhi mushkil ho sakti hai.
