नीओलिव, जो 2023 में गोदरेज प्रॉपर्टीज लिमिटेड के पूर्व प्रबंध निदेशक और सीईओ मोहित मल्होत्रा द्वारा स्थापित एक रेजिडेंशियल रियल एस्टेट प्लेटफॉर्म है, ने अपने पहले परिचालन वर्ष (2025-26) के दौरान ₹1,000 करोड़ की बिक्री का महत्वाकांक्षी लक्ष्य रखा है। एसेट मैनेजमेंट प्लेटफॉर्म 360 ONE और अन्य निवेशकों द्वारा वित्त पोषित यह कंपनी, कई प्रोजेक्ट लॉन्च की योजना के साथ विस्तार के लिए तैयार हो रही है। नीओलिव ने मई में सोनीपत, हरियाणा में अपना पहला प्रोजेक्ट, नीओलिव ग्रैंड पार्क (एक प्लाटेड डेवलपमेंट), लॉन्च किया है। उनके पास पाइपलाइन में चार और प्रोजेक्ट हैं, जिनमें से दो वर्तमान दिसंबर तिमाही के दौरान नवी मुंबई में लॉन्च होने की संभावना है। कंपनी ने अलीबाग और फरीदाबाद में भी जमीनें सुरक्षित कर ली हैं।
नीओलिव वर्तमान में अपने पहले फंड, इनलिव रियल एस्टेट फंड, के माध्यम से फैमिली ऑफिसों और अल्ट्रा-हाई नेट वर्थ व्यक्तियों से ₹1,000 करोड़ जुटा रही है, जिसमें से ₹750 करोड़ पहले ही सुरक्षित हो चुके हैं। मोहित मल्होत्रा ने कहा कि वे इस फंड के माध्यम से 6-8 प्रोजेक्ट विकसित करने की योजना बना रहे हैं और वित्त वर्ष 2027 (FY27) में ₹2,000 करोड़ का दूसरा फंड जुटाने का लक्ष्य रखते हैं। कंपनी की अगले 4-5 वर्षों के भीतर IPO के लिए तैयार होने की भी मंशा है।
भौगोलिक रूप से, नीओलिव राष्ट्रीय राजधानी क्षेत्र (NCR) और मुंबई मेट्रोपॉलिटन क्षेत्र (MMR) पर ध्यान केंद्रित कर रही है, जिसका लक्ष्य FY27 तक बिक्री को दोगुना करके ₹2,000 करोड़ करना है। शुरू में प्लाटेड और विला डेवलपमेंट पर ध्यान केंद्रित करने के बाद, कंपनी ग्रुप हाउसिंग प्रोजेक्ट्स में विस्तार करने की योजना बना रही है और मुंबई के प्रमुख माइक्रो-मार्केट में पुनर्विकास के अवसरों की तलाश कर रही है। यह टियर 2 शहरों में भी प्लाटेड प्रोजेक्ट पर विचार करेगी।
