Brookfield India Real Estate Trust (Brookfield India REIT) ne Bengaluru ke Outer Ring Road par 7.7 million square feet mein faila hua ek significant Grade A office campus, Ecoworld, ko kharidne ke liye binding agreements kiye hain. Kul acquisition cost Rs 13,125 crore hai.
Transaction Rs 3,500 crore new debt issuance se, Rs 1,000 crore recent preferential issue ke cash proceeds se, aur Rs 2,500 crore new equity issuance se finance kiya jayega.
Yeh acquisition Brookfield India REIT ko India ke prime office markets mein entry dilayega aur iske portfolio size ko 30% se zyada badhayega, ise nationwide platform ke roop mein position karega. Campus currently Honeywell, Morgan Stanley, State Street, Standard Chartered, Shell, KPMG, Deloitte, aur Cadence jaise major global capability centers aur corporations ko lease par diya gaya hai. Yeh asset original mein RMZ Corp dwara develop kiya gaya tha aur 2020 mein Brookfield Asset Management ne RMZ Corp se partially acquire kiya tha.
Deal Gross Asset Value (GAV) par 6.5% discount par structured hai aur projected hai ki isse Net Asset Value (NAV) mein 1.7% aur distribution per unit (DPU) mein 3% ka pro-forma increase hoga. Acquisition ke baad, Brookfield India REIT ka operating area 31% aur iska GAV 34% badhega. REIT expects karta hai ki uske tenancy mein global capability centers ka share 45% tak badh jayega.
Impact: Yeh acquisition Brookfield India REIT ke liye highly significant hai, jo iski scale, market presence, aur future growth prospects ko enhance karta hai. Yeh India ke commercial real estate sector, khaas kar Bengaluru jaise prime office markets mein strong investor confidence dikhata hai.
