Integrated Transport Hub Drives Development
At the core of this change is a 20-acre Ground Transportation Centre (GTC). It will bring together various transport modes close to airport terminals, vital for the airport's operations and boosting the region's economy.
Connectivity Network
Direct links to key expressways are central to the plan. The airport will use the Yamuna Expressway for main access and will connect directly to the Delhi-Mumbai Expressway via a new 31-km route. It also links to the Eastern Peripheral Expressway, helping traffic bypass Delhi and reducing congestion.
Rail and Metro Integration
Future plans include rail and rapid transit links. The Ghaziabad–Jewar RRTS (Namo Bharat) corridor is set for completion by 2030, improving high-speed access. The Noida Metro's Aqua Line will also be expanded, and integration with the Delhi–Varanasi High-Speed Rail corridor is planned, creating a full transit network.
Economic Impact and Investment Opportunities
Areas with this strong connectivity are expected to see much higher rental yields for commercial property, potentially 40-60% above locations with only one transport link. Residential property values could also rise by 15-25%.
Sectoral Growth
Opportunities exist across different property types. Residential areas along the Yamuna Expressway are drawing buyers and renters. High-quality office spaces near transport hubs will fetch better prices, as companies are already showing interest. Jewar also offers vast potential for logistics and warehousing, supported by an 80-acre multimodal cargo hub and its closeness to the Dedicated Freight Corridor, making it North India's top logistics center.
Lessons for Infrastructure Development
The Jewar project serves as a model for integrated infrastructure development. Key lessons include planning a full transport system from the start, aligning government agencies, focusing on final-mile connections, and building infrastructure before it's fully needed to spur growth. This shows how value comes from creating connected, beneficial systems, not just single projects.
