CapitaLand India Trust Unveils Rs 1,940 Cr Chennai Data Centre

CapitaLand India Trust (CLINT) has opened its first data centre in Chennai with a Rs 1,940 crore investment. The 53 MW facility is designed for AI-focused workloads and is expected to be tenant-ready by late 2026. Investors may track this project’s leasing progress and its impact on the trust's long-term rental income.

CapitaLand India Trust (CLINT) has launched its inaugural data centre facility in Chennai, a move that expands the trust's digital infrastructure footprint in India. The project, which involved an investment of approximately Rs 1,940 crore, is located in the Ambattur industrial area and covers 600,000 square feet across a four-acre plot.

Infrastructure for AI Workloads

The facility is designed to support the growing need for high-density computing and artificial intelligence. It features a total capacity of 53 MW, with 34 MW dedicated specifically to IT power across 13 data halls. The building is equipped with advanced liquid cooling technology to handle the high heat generated by powerful GPU servers, which are essential for modern AI applications. The trust expects the facility to be fully prepared for tenants by the end of 2026.

Track Record and Business Model

This Chennai expansion follows the company’s previous data centre project in Navi Mumbai. That 108 MW site has already reached full capacity through long-term lease agreements with large global technology firms. CLINT, which operates as a real estate investment trust listed in Singapore, holds this new Chennai facility jointly with the CapitaLand India Data Centre Fund.

For investors, the business model for such projects relies heavily on securing long-term tenants early. The ability to lease the space efficiently will determine how quickly this capital investment begins to contribute to the trust’s rental income. As the company prepares for operations, it is also looking to integrate renewable energy sources, which has become a standard requirement for large-scale digital infrastructure to meet sustainability targets.

Broader Operations and Market Context

Beyond its data centre portfolio, CLINT maintains a significant presence in India's commercial real estate market, with a history spanning three decades. The company’s portfolio includes business parks, industrial sites, and logistics properties in key cities such as Bangalore, Hyderabad, and Pune.

The data centre sector in India is currently seeing significant investment due to rising demand for cloud computing and AI services. However, success in this space depends on consistent power availability, efficient operational management, and the ability to attract and retain major technology tenants. Investors should monitor the project's leasing progress and the commissioning timeline as it moves closer to the late 2026 readiness target.
