Detailed Coverage :

Motorola Solutions has significantly expanded its presence in Kolkata by leasing over 200 seats and securing managed office space at a Smartworks facility. The lease agreement is set for a tenure of 60 months, underscoring a long-term commitment. This move by Motorola Solutions is occurring as Smartworks, a prominent player in the flexible workspace sector, continues its robust growth. In the last quarter (April-June), Smartworks leased over one million square feet across four major Indian cities: Kolkata (110,000 sq. ft.), Bengaluru (200,000 sq. ft.), Mumbai (557,000 sq. ft.), and Pune (165,000 sq. ft.). As of June 30, 2025, Smartworks' total leased portfolio reached 10.08 million sq. ft., with further space under fit-out and scheduled for future handover. The company has consistently added substantial space since FY19 and maintains high occupancy rates, above 83% in operational centers and 89% committed. Smartworks also has a presence in Singapore and serves numerous Tier-1 and Tier-2 cities in India.

Impact This development signifies positive expansion for Motorola Solutions in India, indicating increased operational needs or new project initiatives. For Smartworks, it validates its business model and market position, reflecting strong demand for flexible and managed office solutions. The commercial real estate sector, particularly the flexible workspace segment, is likely to benefit from such sustained demand. This news suggests a healthy market for flexible office providers and continued corporate investment in India. Impact Rating: 7/10
