IndiaLand, a real estate developer and a part of Americorp Group, has set an ambitious target to increase its assets under management to ₹10,000 crore over the next four years. This growth will be driven by increased investments in warehousing, expansion of its office space, and entry into the data-center market.

**Warehousing Expansion**: The company is significantly boosting its industrial and logistics footprint. Current developments include 1.7 million sq ft in Pune, 2.1 million sq ft near Hinjewadi (Pune), 0.8 million sq ft new construction and an additional 0.5 million sq ft industrial phase in Coimbatore, and doubling its Chennai capacity from 0.5 million sq ft to 1 million sq ft.

**Office Portfolio**: IndiaLand's operational office portfolio currently stands at ₹4,000–₹5,000 crore, generating about ₹300 crore annually in rent. The company aims to nearly triple this rental income to ₹800–₹850 crore. The strategic shift will rebalance its portfolio mix from historically 80% offices and 20% industrial to a closer 50:50 ratio, reflecting the increased focus on warehousing and logistics.

**Data Centers**: The firm is also venturing into the data-center sector, planning a 7 lakh sq ft facility in Siruseri, Chennai, to complement its existing office and industrial assets.

**Tenant Base and Funding**: IndiaLand's tenant roster includes global and domestic companies like Atlas Copco, Walter, Borosil, Lifeguard, Volvo, IBM, Accenture, and Robert Bosch. Funding for expansion will come from bank financing and rental discounting. The group is also exploring asset tokenization as a new capital-raising method, influenced by Dubai's regulatory innovations.
