The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new land allocation scheme for 19 plots near the Noida International Airport. The tender covers 10 school sites and nine corporate office plots across four sectors. Applications close on October 16, with e-auctions scheduled for November, marking a strategic push to build commercial and social infrastructure in the developing airport corridor.

The Yamuna Expressway Industrial Development Authority has opened the bidding process for 19 institutional and commercial plots to bolster infrastructure surrounding the upcoming Noida International Airport. This land allocation is part of a broader strategy to support the growing commercial and social needs of the region, which is currently undergoing rapid urban development due to the airport project. The authority is offering sites across four key locations: Sectors 17, 18, 20, and 22E.

The tender includes 10 plots designated for educational institutions and nine plots earmarked for corporate offices. The school sites are notably larger, ranging from 8,000 square meters to 14,100 square meters. These parcels carry reserve prices between Rs 14.22 crore and Rs 23.41 crore. For the nine corporate office plots, located specifically in Sector 22E, the size is set at 1,000 square meters, with eight plots priced at a reserve of Rs 5.44 crore each and the ninth plot at Rs 6 crore. Interested parties must submit their applications by October 16, followed by e-auctions for the school sites on November 20 and corporate plots on November 23.

From an investor perspective, this move indicates the authority's focus on creating essential ecosystem support for the airport zone. However, potential bidders and market observers should account for the risks inherent in developing new industrial corridors. The success of these investments will depend heavily on the timely execution of the Noida International Airport project and the actual speed of infrastructure development, such as road connectivity, power, and water supply in the specific sectors mentioned.

Past land allocation patterns in the Greater Noida and Yamuna Expressway regions show that while institutional and commercial interest tends to follow infrastructure progress, developers often face challenges regarding connectivity and demand absorption in the initial phases of large-scale greenfield projects.
