The Yamuna Expressway Industrial Development Authority (YEIDA) has approved major infrastructure projects near Noida International Airport, including a 500-acre medical hub and a 300-acre 'Taiwan City' for electronics manufacturing. These developments from the 92nd board meeting aim to attract investment and create an industrial ecosystem. Investors may track project execution timelines and demand for industrial land, which could influence real estate and business activity in the region.
The Yamuna Expressway Industrial Development Authority (YEIDA) has approved a series of major development projects in its 92nd board meeting held on August 17, 2026. These initiatives are designed to create a comprehensive industrial and institutional ecosystem around the upcoming Noida International Airport at Jewar.
The board cleared a 500-acre medical hub in Sectors 13 and 14, which is expected to support the healthcare infrastructure of the region. Alongside this, a 480-acre university township has been approved for Sector 14, aimed at enhancing educational facilities. The authority is also focusing on attracting global manufacturing, with a 300-acre area in Sector 6 designated as 'Taiwan City' to specifically support electronics and technology firms. Additionally, a 100 to 125-acre pharmaceutical formulation manufacturing cluster will be set up in the same sector to invite domestic and international pharma companies.
To complement these industrial and social hubs, the authority approved plans for a 50-acre international stadium in Sector 23D, an interstate bus terminal in Sector 23C, and a 36-acre modern agricultural market (mandi) in Sector 34. These projects are intended to improve connectivity and facilitate trade for local produce.
As part of these developments, the authority also increased the land purchase rate for farmers through mutual consent in Gautam Buddha Nagar and Bulandshahr to ₹4,558 per square meter, up from the previous ₹4,300 per square meter. This adjustment reflects the rising value of land in the corridor and the authority's effort to streamline land acquisition for faster project commencement.
While these developments signal a push for rapid growth, investors should consider the typical risks associated with large-scale infrastructure projects. The successful conversion of these plans into reality depends heavily on the authority’s ability to execute construction according to the proposed timelines and, more importantly, the ability to attract actual corporate tenants to these hubs. The real estate market in the Yamuna Expressway and Greater Noida regions has historically seen significant price volatility based on development announcements. Therefore, while these approvals indicate government intent, the long-term impact on regional economic growth will depend on the actual occupancy rates and private investment inflows over the coming years.
The next steps for these projects will likely involve the release of detailed development tenders, land allotment processes for industries and developers, and subsequent construction phases. Stakeholders will be watching for updates on specific company investments in the pharma and electronics manufacturing clusters, as these will serve as a clearer indicator of actual demand.
