Visakhapatnam Data Hub to Create 51,840 Jobs, Boost Real Estate

A new report projects Visakhapatnam’s growing data center ecosystem will generate 51,840 jobs and drive demand for 2.33 crore sq. ft. of residential space. This expansion signals significant infrastructure-led growth, impacting local real estate and utility sectors as the region attracts fresh investment.

Visakhapatnam is set to undergo a major economic transformation as its data center sector expands, according to a recent research report by Square Yards released on August 6, 2026. The study highlights that the city is evolving into a key digital hub, with projected developments expected to create 51,840 total jobs. This figure includes both the direct employment generated by the data centers themselves and the wide range of roles created in the surrounding ecosystem.

Of the total projected jobs, approximately 3,240 are expected to be direct positions within the data centers. However, the report estimates that 48,600 additional jobs will be created in allied sectors. These roles are tied to the infrastructure and services required to run these facilities, including construction, electrical works, logistics, transportation, warehousing, maintenance, and retail services. This multiplier effect is a common feature of large-scale digital infrastructure projects, as they require reliable power, high-speed fiber connectivity, and supporting utilities.

This economic activity is expected to have a direct impact on the city’s housing market. The report forecasts a demand for 2.33 crore sq. ft. of residential real estate in and around Visakhapatnam. This demand is driven by the influx of professionals relocating for new jobs and businesses expanding their operations to support the digital economy. The growth is also anticipated to push demand for supporting commercial infrastructure, including warehouses and retail centers, as the area develops to accommodate a growing population.

For investors and market participants, the trend reflects how data centers act as catalysts for urban development. The investment into power, fiber optic networks, and logistics creates a long-term improvement in local infrastructure, which can benefit real estate developers and utility companies with a presence in the region.

However, there are risks and monitorables to keep in mind. Large-scale infrastructure projects are subject to execution risks, such as delays in approvals, construction timelines, or cost overruns. Furthermore, the real estate sector’s ability to benefit depends on whether the housing supply can align with the pace of job creation. If developers build too much ahead of actual demand, or if infrastructure projects face significant delays, the expected economic boost could be slower than anticipated. Investors should watch for project-specific updates, government infrastructure spending timelines, and the actual rate of commercial and residential real estate absorption in the region.
