Flexible workspace provider UrbanVault has expanded into Chennai with a new 100,000-square-foot office space across three locations. This entry marks the company's seventh city, bringing its national portfolio to over 3 million square feet. The firm is now focusing on an integrated business model to achieve its target of over Rs 350 crore in revenue by the 2027 fiscal year.
UrbanVault, the flexible workspace provider, has officially entered the Chennai market by leasing 100,000 square feet of office space across three key locations: Olympia Teknos and UV IPL in Guindy, and Ceebros Chambers on Velachery Main Road. This expansion into its seventh city brings the company’s total national footprint to more than 3 million square feet spanning over 80 centers.
Beyond simple leasing, the company is shifting its business strategy toward an integrated service model. This approach involves managing the entire lifecycle of an office, covering everything from architectural strategy and design to interior fit-outs and ongoing facility operations. By acting as a single-point service provider, UrbanVault aims to attract enterprise clients who require rapid deployment of office space and consistent operational control.
Management has set a growth target to exceed Rs 350 crore in annual revenue by the 2027 fiscal year. The company currently manages over 70,000 seats in key business hubs, including Bengaluru, Mumbai, Pune, and Gurugram. This move into Chennai aligns with the broader sector trend where corporations are increasingly choosing hybrid or flexible office models to remain agile, reducing the need for long-term traditional lease commitments.
The flexible workspace market in India remains highly competitive, with players such as Awfis and other established providers actively expanding their presence in major metros. For a bootstrapped company, the current strategy involves significant capital spending on real estate and high-quality office interiors. A key challenge for the firm will be maintaining healthy profit margins while absorbing the costs associated with scaling an integrated service model across different geographies.
The success of this expansion will largely depend on the company's ability to secure high occupancy levels in the new Chennai locations. Industry observers will be watching whether the demand for such flexible, end-to-end managed workspaces can support the firm's revenue projections. Additionally, the ability to execute high-quality design and facility management consistently will be a primary factor in differentiating the company from its competitors in a crowded commercial real estate market.
