Trehan IRIS has announced a ₹1,300 crore investment for the development of its latest luxury residential project, Omara, located in Sector 80, Gurugram. The project, which spans 5.08 acres, was acquired by the company in February 2024 for ₹190 crore. This development is part of a broader trend where developers are increasingly focusing on wellness-themed real estate to attract high-net-worth buyers in the luxury segment.

Project Features and Design

The Omara project comprises 320 residential units distributed across three towers, with a design emphasis on low-density living. The residences are 3.5 and 4.5 BHK configurations, ranging from approximately 3,250 to 4,150 square feet. To cater to the wellness concept, the project includes a longevity clinic, diagnostics, and hyperbaric oxygen therapy, alongside collaborations with international brands for spa and fitness facilities. The buildings are planned to meet WELL v2 and IGBC Platinum certification standards, with features like integrated air quality control.

Gurugram Luxury Market Context

Gurugram has established itself as a significant luxury property market in India. Recent industry data shows that sales of homes priced above ₹10 crore in Gurugram reached approximately ₹24,120 crore in 2025, which surpassed the ₹21,902 crore recorded in the Mumbai Metropolitan Region. This high transaction volume reflects the concentration of wealth and the strong appetite for premium real estate in the Delhi-NCR area. Additionally, Gurugram dominated the residential launch landscape in the second quarter of 2026, contributing over 73% of the new supply in the region.

Investor Considerations and Risks

While the luxury segment has seen robust demand, investors should note that such projects are capital-intensive. The scale of investment, at ₹1,300 crore, requires efficient execution and sustained demand to maintain healthy project margins. Real estate development is inherently sensitive to market cycles, interest rate changes, and construction costs.
