Suraksha Group has announced a clear timeline to complete the long-delayed residential projects under Jaypee Infratech Limited. The developer aims to hand over roughly 20,000 pending homes by March 2028. This move is a significant step in resolving the insolvency process that has affected thousands of homebuyers since the company was referred to the courts in 2017.
Project Status and Funding
As of August 2026, the group has completed 7,913 residential units spread across 84 towers. Out of these, 42 towers have already received occupancy certificates. The project requires a total investment of Rs 5,500 crore to reach completion. To fund this, the company is relying on cash flows generated from toll collection on the Yamuna Expressway and the sale of unsold inventory. These sources are intended to provide the liquidity needed to keep construction moving without relying solely on external debt.
Monitoring and Operational Hurdles
While the company continues to work on the remaining units, the project remains under strict regulatory watch. In February 2026, the National Company Law Tribunal (NCLT) appointed a two-member committee to monitor the progress of construction. This committee was established to directly address grievances raised by homebuyers regarding delays.
Operational risks also remain a concern. Construction in the National Capital Region is frequently affected by environmental regulations, such as stop-work orders issued by the National Green Tribunal during periods of high air pollution. Any such mandate could delay the current construction schedule by months. Furthermore, the company faces a challenge with buyer engagement, as thousands of completed units currently remain unoccupied, which may impact the developer's ability to quickly monetize inventory.
Governance and Legacy Risks
The project continues to operate under the shadow of its complex financial history. Alongside the construction challenges, the group has faced reputational uncertainty due to reported investigations, including a case with the Delhi Police regarding allegations of fund diversion within the previous management structure. While these matters are distinct from the current construction progress, they contribute to a broader atmosphere of uncertainty that investors and homebuyers are monitoring. The resolution plan, which was approved by the National Company Law Appellate Tribunal in May 2024, includes mandatory compensation packages for farmer welfare, adding to the financial obligations the group must manage alongside project completion.
