Sobha Q1 Profit Jumps 274% to ₹51 Crore on Strong Sales

Sobha Limited reported a 274% rise in net profit to ₹51 crore for the first quarter of fiscal year 2027. Revenue grew 48% to ₹1,330 crore, supported by record sales bookings of ₹3,656 crore from new project launches in Bangalore and Gurgaon.

Sobha Limited, a real estate developer focused on residential projects, has reported a significant improvement in its financial performance for the first quarter ending June 2026. The company’s net profit reached ₹51 crore, marking a 274% increase compared to the same period in the previous fiscal year. Revenue from operations also saw strong growth, climbing 48% to ₹1,330 crore.

The company’s performance was driven by record sales bookings of ₹3,656 crore during the quarter. Sobha successfully sold 2.34 million square feet of space, achieving an average realization price of ₹15,655 per square foot. Management attributed this volume to the launch of 6.89 million square feet of new saleable area spread across six projects in Bangalore and Gurgaon. These regions remain core markets for the company, contributing heavily to its quarterly execution.

Despite the positive financial results, the company’s stock saw a marginal decline of 0.63%, closing at ₹1,455.35 on the BSE on July 20, 2026. In the real estate sector, stock prices often react to broader market conditions, interest rate expectations, and the pace of new project approvals, even when individual company results show growth.

For investors, the primary monitorable in the coming quarters will be the execution of the recently launched 6.89 million square feet of project space. Real estate companies typically face risks related to project delays, cost increases for construction materials, and regulatory approvals. Sustaining the current average price realization per square foot will also be critical, as market demand can fluctuate based on local economic conditions and home loan interest rates.

While Sobha has a history of focusing on premium residential developments, investors should track the company's debt levels and cash flow management, as large-scale project launches require significant upfront capital spending.
