Sobha Q1 Profit Jumps 274% as Sales Bookings Hit ₹3,656 Crore

Sobha Ltd reported a 274% rise in net profit to ₹51 crore for the June 2026 quarter, supported by record sales bookings of ₹3,656 crore. The real estate developer's revenue grew 48% as strong demand in premium housing markets like Bengaluru and Gurugram offset rising property prices. The company's expansion into Mumbai and a robust project pipeline remain key monitorables for stakeholders.

Sobha Ltd has reported a significant jump in its financial performance for the first quarter of fiscal year 2027. The company recorded a net profit of ₹51 crore, marking a 274% increase compared to the same period last year. This growth was fueled by record-breaking sales bookings that reached ₹3,656 crore, representing a 76% rise on a year-on-year basis. The company’s revenue from operations also climbed by 48% to reach ₹1,330 crore.

Operational Performance and Market Reach

The strong results were driven by a 62% increase in sales volume, which totaled 2.34 million square feet for the quarter. The average price realization per square foot reached ₹15,655, a figure that suggests continued demand for premium residential units despite the upward trend in property prices across major Indian cities. The company has been aggressively expanding its footprint, launching 6.89 million square feet of space across new projects in Bengaluru and Gurugram. Furthermore, Sobha has officially entered the competitive Mumbai market with a luxury development in Parel, signaling a strategic push to diversify its geographic presence beyond its traditional strongholds.

Cash Flow and Balance Sheet Strength

Financial stability remains a critical factor for real estate developers, and Sobha reported customer collections of ₹1,924 crore, an 8% increase compared to the previous year. This inflow helped the company close the quarter with a net cash position of ₹659 crore. A healthy cash position is often viewed by investors as a safeguard against the high-interest-rate environment that can sometimes increase borrowing costs for large-scale infrastructure and residential projects. While the company maintains a focus on operational efficiency, the real estate sector as a whole continues to face risks related to project execution timelines and fluctuations in raw material costs.

Sector Context and Future Outlook

The premium housing segment in India has shown resilience, but the sector remains sensitive to macro factors such as mortgage rates and overall economic confidence. Sobha’s management has indicated that the record sales bookings were a result of successful launches and sustained customer interest. Moving forward, the company's ability to maintain these profit margins will depend on its success in managing construction costs and ensuring the timely delivery of its expanded project portfolio. Investors will likely track the pace of execution for the newly launched projects and how the company’s luxury foray in Mumbai contributes to long-term revenue growth against established local competitors.
