Sobha Q1 FY27 Pre-Sales Jump 76% To ₹3,660 Crore

Sobha Limited reported record pre-sales of ₹3,660 crore in the first quarter of FY27, a 76% increase compared to the same period last year. This growth was driven by high demand for premium properties in Bengaluru and the National Capital Region. Investors are tracking how these sales translate into cash flow and whether the company can maintain this momentum amidst high property prices.

Detailed Coverage

Real estate developer Sobha Limited has reported a strong start to the current financial year, achieving pre-sales of ₹3,660 crore in the first quarter of FY27. This 76% year-on-year increase marks a significant milestone for the company, largely supported by new project launches in two of its most important markets, Bengaluru and the National Capital Region (NCR).

Sales Drivers in Bengaluru and NCR

Bengaluru continued to be the primary contributor to the company’s performance, generating ₹2,100 crore in sales, which represents 57% of the total quarterly value. The NCR market also played a major role, contributing ₹1,400 crore, or 38% of the total sales. These figures indicate that the company’s expansion and project delivery in these regions are meeting current buyer demand. A key driver of this performance has been the focus on the high-value segment, specifically properties priced above ₹50 lakh per unit. Sales in this category grew by more than three times compared to the same quarter last year, accounting for 42% of the company's total sales value. Successful projects such as Sobha Crescent, Sobha Altus, and Sobha Aranya were instrumental in this growth.

Financial and Operational Monitorables

While pre-sales figures highlight strong booking demand, investors often look beyond these numbers to evaluate the overall health of a real estate company. For Sobha, future financial performance will depend on how efficiently the company converts these bookings into actual collections and revenue. Because real estate is a capital-intensive business, the company’s ability to manage its debt levels while funding new project construction remains a key factor. Unlike some peers that operate on an asset-light model, Sobha maintains a strong focus on in-house construction and design, which helps in quality control but requires consistent capital deployment.

Sector and Market Context

The Indian real estate sector has seen a shift toward premium housing, with many developers reporting strong demand in the luxury and high-value segments. However, the sector is also sensitive to changes in interest rates and raw material costs, which can affect profit margins if not managed effectively. As the company continues to launch new projects, the speed of construction and the timely delivery of units to customers will be essential to sustain investor confidence. The next set of quarterly results will provide more clarity on how these record pre-sales are impacting the company’s bottom line, debt, and cash flow position.
