Sobha Limited reported a 47% rise in H1 FY27 pre-sales to ₹5,862 crore, driven by strong luxury housing demand. Despite these record sales, the stock has dipped nearly 20% in 2026 as investors monitor thin operating margins.

Sobha Limited has reported a record-breaking performance for the first half of fiscal year 2027, achieving pre-sales of ₹5,862 crore. This represents a 47% increase compared to the same period last year. The growth was largely supported by consistent demand for luxury residential projects in core markets like Bengaluru and Gurugram, despite a relative slowdown in new project launches during the September quarter.

While the sales numbers demonstrate strong operational momentum, the company's stock market performance has diverged significantly. Shares of the real estate developer have declined by nearly 20% in 2026. This disconnect between strong sales and a falling stock price is largely attributed to market concerns regarding the company's thin operating margins. In fiscal year 2026, the company reported operating margins of 9.3%, a figure that investors have closely scrutinized as they look for signs of improved profitability.

To address profitability, Sobha has been strategically shifting its project portfolio toward higher equity stakes. In the first half of FY27, the company reached an 83.1% average equity stake in its project portfolio. By owning a larger share of its developments, the company aims to retain a greater portion of the profits from each project, rather than sharing them with joint venture partners. This shift is expected to support a gradual improvement in margins as these projects move toward revenue recognition in the second half of the year.

The company is now positioned to exceed its annual sales guidance of ₹10,000 crore. To sustain this, management has highlighted a robust project pipeline with a total estimated value of ₹29,600 crore, which is expected to be launched over the next six to eight quarters. The average price realization for its units also saw an uptick, rising to ₹15,604 per square foot in H1 FY27, compared to ₹14,028 per square foot in the previous year, suggesting that the company is effectively passing on costs or benefiting from a premium product mix.

Despite the positive outlook on sales, investors remain cautious about broader sector risks. These include potential land-related compliance hurdles that can delay project timelines, rising input costs that could squeeze margins further, and interest rate sensitivity which often influences homebuyer affordability in the premium segment. Additionally, while the company has a strong footprint in Bengaluru and the National Capital Region, any slowdown in the luxury real estate market could impact future sales velocity.

Moving forward, the primary monitorable for investors will be whether the company can successfully execute its planned launches in the second half of the fiscal year while demonstrating a meaningful recovery in operating margins. The transition to higher-equity projects will be tested as these developments begin to contribute to the bottom line.
