The company, which largely serves enterprise clients, has already committed to adding 3.5 million square feet of new space. Smartworks Coworking Spaces has announced an ambitious capital spending plan of ₹600 crore for the current fiscal year. The investment is earmarked for both developing new office locations and refurbishing existing centers, which typically undergo upgrades every few years to maintain quality standards. The company has already secured 3.5 million square feet of new space, which is currently in various phases of development.

Business Model and Enterprise Focus

The company differentiates itself in the flexible workspace market by focusing heavily on large enterprise clients rather than individuals or small startups. Approximately 92 percent of its revenue comes from multinational corporations and large domestic firms. These clients typically sign long-term service agreements ranging from four to five years, which provides the company with predictable revenue. As of the latest update, the company holds a contracted revenue backlog of roughly ₹5,400 crore, ensuring a significant portion of its future income is already secured.

Financial Turnaround

Scale and operational efficiency are key drivers for the business. By managing a large portfolio—now spanning approximately 16.9 million square feet across multiple cities—the company aims to secure better leasing terms and optimize costs. This strategy has helped the business improve its financial health. In the first quarter of this fiscal year, the company reported a consolidated net profit, marking a recovery from losses in the same period last year. Total income for the quarter also showed growth, reflecting a strong demand environment.

Risks and Market Context

While the demand for flexible and managed workspaces is rising, the business faces specific operational risks. The company’s growth relies on the ability to deliver large-format projects on time and within budget. Any delay in construction or project handover can impact revenue realization. Additionally, the business is sensitive to macroeconomic conditions. If global or domestic economic growth slows, large corporations—often referred to as Global Capability Centers (GCCs)—might pause their expansion plans or reduce seat renewals, which would directly impact demand for managed offices.
