Shriram Properties is shifting its focus to broaden its presence in the Kolkata real estate market. This move comes after the developer successfully resolved a 20-year-old land dispute regarding its Uttarpara township project. With the legal obstacles removed, the company is now planning to move beyond its existing land holdings and develop new premium residential and commercial projects in key Kolkata areas like Rajarhat and Alipore.
New Projects and Market Strategy
The company is actively scouting for development opportunities with a combined gross value between ₹500 crore and ₹600 crore. To enter these new micro-markets, Shriram Properties plans to use joint development agreements with local landowners. This approach is intended to help the company increase its presence in Kolkata without taking on the full cost of land acquisition, allowing it to compete more effectively with larger national developers like Godrej Properties and The Phoenix Mills, which have already established a footing in the region.
Uttarpara Township Revamp
The pivot follows a settlement with the state government in February, which saw the company transfer 42 acres of land to official authorities. With the dispute cleared, Shriram Properties has unveiled a long-term plan to develop the remaining 147 acres of the Uttarpara site. The management has outlined an investment plan of ₹4,000 crore to be spent over the next decade. The company intends to transform this land into a large mixed-use project, featuring a shopping mall, a hospital, a school, and an office complex alongside residential units.
Execution and Market Risks
For investors, the primary factor to monitor is the execution risk associated with such a long-term project. Developing a 147-acre site over a 10-year period involves significant financial commitment and exposes the company to potential changes in market demand, construction costs, and regulatory policies. While the resolution of the land dispute removes a major barrier that had clouded the project for years, the success of the initiative will depend on the company's ability to maintain project timelines and deliver the planned mixed-use infrastructure effectively.
