Phoenix Mills Gains 2% As Annual Profits Grow 527% By 2026

Phoenix Mills shares rose 2.03% to Rs 1,931.80 on Monday following strong financial growth. The company reported a 198% increase in annual revenue and a 527% jump in net profit over the last four fiscal years. Investors are monitoring the company’s ability to maintain these margins as it expands its commercial real estate portfolio.

Phoenix Mills saw its share price increase by 2.03% to reach Rs 1,931.80 during Monday's trading session. This market movement follows the release of financial data showing consistent growth in the company's real estate operations over the past four years. As a major player in the Indian mall and commercial real estate segment, the company's ability to scale its rental income and operational footprint remains a focal point for shareholders.

Financial Expansion Since 2022

The company’s consolidated financials show a significant transformation between the fiscal years ending March 2022 and March 2026. Annual revenue grew from Rs 1,483.48 crore in 2022 to Rs 4,422.80 crore by the end of March 2026. During the same period, net profit witnessed substantial growth, rising from Rs 247.99 crore to Rs 1,556.61 crore. This expansion reflects the company's success in launching new retail assets and increasing footfall across its existing premium mall portfolio.

June 2026 Quarterly Performance

Performance for the quarter ended June 2026 confirms the ongoing growth trend. The company reported revenue of Rs 1,074.94 crore, compared to Rs 952.99 crore in the same quarter last year. Net profit for the period reached Rs 393.55 crore, up from Rs 319.92 crore in the June 2025 quarter. With an earnings per share of Rs 8.30 for the quarter, the results indicate that the company is managing its operational costs effectively even as it grows its asset base. Total assets on the consolidated balance sheet have expanded significantly to Rs 22,852 crore as of March 2026, up from Rs 14,334 crore in 2022.

Debt Management and Valuation

For investors, the balance sheet health is as important as profit growth. Phoenix Mills maintained a debt-to-equity ratio of 0.48 as of March 2026, which suggests the company is using a measured approach to borrowing while funding its expansion projects. The stock currently trades at a price-to-earnings ratio of 44.01 and a price-to-book ratio of 4.90. These valuation metrics reflect market expectations for continued rental income growth.

Looking ahead, the next key monitorable for investors will be the occupancy levels at newly commissioned retail properties and the impact of interest rate cycles on the cost of debt. While the company has shown strong historical profit conversion, maintaining these margins in a competitive commercial real estate environment will be the primary factor for long-term performance.
