Oberoi Realty reported a massive sevenfold surge in second-quarter pre-sales, hitting Rs 9,149 crore, largely driven by its new luxury project in Gurugram. Despite record bookings, the company’s net profit remained steady at Rs 761 crore. Investors should note the difference between pre-sales and revenue recognition, as the latter depends on project completion.
Oberoi Realty has reported a major rise in sales bookings for the quarter ended September 2026, touching Rs 9,149.69 crore compared to Rs 1,299.06 crore in the same quarter last year. This surge is primarily attributed to the launch of 'Three Sixty North', the company's debut luxury project on Golf Course Extension Road in Gurugram. This project alone accounted for Rs 7,891.14 crore in sales from 614 units sold during the launch period in late June.
Understanding Pre-sales vs. Financial Results
While the pre-sales figure indicates strong buyer demand for the new luxury project, investors should understand that real estate companies generally record these bookings as 'pre-sales'. Actual revenue recognition typically happens later, when the project nears completion or is handed over to buyers. This explains why the company's consolidated net profit remained relatively flat at Rs 761.65 crore, compared to Rs 760.26 crore in the year-ago period. Furthermore, total income for the quarter actually dipped by 6 percent to Rs 1,736.37 crore, down from Rs 1,844.84 crore in the previous year. The company managed to keep its bottom line stable through a reduction in total expenses, which fell to Rs 744.94 crore from Rs 863.35 crore.
Strategic Shift to Delhi-NCR
The launch of 'Three Sixty North' marks Oberoi Realty’s formal entry into the Delhi-NCR luxury market. Historically, the company has focused heavily on the Mumbai real estate sector. Expanding into Gurugram is a significant strategic move to diversify its geographic presence. Chairman and Managing Director Vikas Oberoi stated that the company is leaning on its established brand reputation to capture market share in this new territory. This strategy aims to reduce the firm's historical dependence on a single metropolitan market.
What Investors Should Monitor
Moving forward, the primary monitorable for investors will be the execution of this large Gurugram project. Entering a competitive market like NCR carries execution risks, such as potential delays or cost increases, which are common in large-scale real estate developments. Investors should watch how quickly the company can transition these massive pre-sales into recognized revenue. Additionally, tracking the sales velocity of the remaining inventory and any future project launches in the region will be crucial to assessing whether this expansion can maintain its momentum without putting pressure on profit margins or balance sheet health. The first-half fiscal performance shows total sales bookings of Rs 10,199.57 crore, reinforcing that the company is effectively leveraging its current brand momentum to secure high-value contracts.
