Noida, Gurugram Property Values Soar Over 115% Since 2019

Residential property prices in Noida and Gurugram have surged by 125% and 117% respectively since 2019, according to Anarock data. Investors are benefiting from a rare trend where both capital value and rental yields are rising together. This growth is largely fueled by infrastructure development, expanding employment hubs, and the rise of Global Capability Centers.

The residential real estate markets in Noida and Gurugram have experienced a major shift in performance since 2019, delivering strong gains in both asset value and rental income. Data covering the period through the second quarter of 2026 shows that Noida led the surge with capital values rising 125%, as average prices moved from ₹4,795 per sq. ft. in 2019 to ₹10,780 per sq. ft. in 2026. Gurugram saw a similar trend, with capital appreciation hitting 117% as prices climbed from ₹6,150 per sq. ft. to ₹13,350 per sq. ft. in the same timeframe.

Rental Yields Rise Alongside Property Prices

Historically, rising property prices have often resulted in lower rental yields, as rental rates typically struggle to keep pace with rapid capital appreciation. However, the current cycle in these two hubs has defied this pattern. Rental yields in Noida improved by 70 basis points (bps), reaching 3.9% from 3.2% in 2019. Gurugram demonstrated an even stronger performance, with rental yields growing by 80 bps to reach 4.3% from 3.5%.

This dual growth indicates that tenant demand for housing in these regions remains robust, allowing landlords to increase rents effectively despite the sharp rise in property acquisition costs. According to Anarock Group, this phenomenon is part of a broader trend observed across India's top 11 housing markets, where rental growth is successfully offsetting the rise in property valuations.

Drivers of Market Growth

Several structural factors are contributing to this sustained demand. The growth of Global Capability Centers (GCCs) and the expansion of major corporate employment hubs have drawn a steady influx of professionals, creating persistent demand for high-quality residential space. This workforce migration is supported by improved physical infrastructure and connectivity, which has made previously peripheral areas more accessible to major business districts.

While demand remains strong, investors should note that the sector is sensitive to macroeconomic cycles. Real estate performance is closely tied to interest rate movements, which impact home loan affordability for end-users, and the pace of new project launches, which dictates supply levels. Furthermore, while the current data shows a positive trend, the future trajectory of rental yields will depend on whether income growth for the professional workforce continues to support higher rental payouts in the long term. Investors typically monitor project delivery timelines and upcoming infrastructure completion dates as these factors often serve as primary catalysts for continued appreciation in specific micro-markets.
