The Noida Authority has approved a revised master plan for Sector 150 Sports City, mandating 70% of land usage for sports facilities. While four developers have received conditional permissions to hand over homes, the project remains under high regulatory scrutiny following a recent CBI report regarding potential collusion.

The Noida Authority has formally approved a revised master layout for the expansive Sports City project in Sector 150, providing a potential path forward for thousands of homebuyers. Under the updated plan, developers must strictly reserve 70% of the total land area for sports infrastructure, recreational zones, and open green spaces. The remaining land is designated for residential and commercial development, with residential units capped at approximately 29.5% and commercial spaces restricted to 0.5%.

To facilitate the handover of units, the Authority has begun issuing conditional occupancy certificates to developers who have successfully cleared their outstanding financial dues. This decision follows a long period of regulatory deadlock that had prevented residents from moving into their properties and halted construction progress. By mandating a specific ratio of sports-to-residential land, the Authority aims to align the development with the original urban planning vision that had been contested in previous years.

Despite this relief for families awaiting possession, the sector remains under significant legal and regulatory pressure. On October 7, 2026, the Central Bureau of Investigation (CBI) informed the Supreme Court that it has identified a prima facie case of collusion between past authorities and developers. Consequently, the investigating agency has requested the Supreme Court to revisit earlier orders that prevented coercive action against these projects. This ongoing investigation creates a layer of uncertainty, as any new judicial direction could influence the pace of development or the status of existing approvals.

For investors and homebuyers, the situation is complex. While the grant of occupancy certificates for certain projects, such as those involving developers like Brick Rise and Ace Infracity, marks a step toward normalization, the project is not entirely free from risk. The Authority has imposed strict conditions on these clearances, and developers are still required to meet new infrastructure delivery timelines. Failure to comply with these development schedules or any adverse outcome from the ongoing Supreme Court proceedings could trigger further delays.

The most important updates for stakeholders to monitor in the coming months will be the progress of the Supreme Court hearings regarding the CBI probe and the specific delivery status of the developers who received conditional certificates. The long-term viability of the Sports City concept will depend on whether developers can execute the required sports infrastructure within the mandated three-year timeline while navigating the ongoing regulatory scrutiny.
