Nexus Select Trust Q2 NOI Rises 8%, Targets Tier II Growth

Nexus Select Trust reported an 8% year-on-year increase in net operating income to ₹504 crore for the second quarter of fiscal 2027. Driven by a 13% jump in retail consumption, the REIT is now expanding into Tier II cities and Northeast India. Investors may monitor the trust’s project execution and acquisition pipeline as it targets to double its portfolio by 2030.

Nexus Select Trust (NST) has reported a strong performance for the second quarter of the 2027 fiscal year, with its net operating income rising 8 percent year-on-year to ₹504 crore. This growth in earnings was supported by a 13 percent increase in retail consumption across its portfolio, which reached ₹3,909 crore for the period.

Expansion Into Tier II Markets

Following this steady performance, the REIT is shifting its focus toward expanding into Tier II cities and Northeast India. The management recently announced plans for a new Grade-A mall and hotel development in Guwahati. This project is part of a broader strategy to double the trust's portfolio size by 2030. This growth plan is also backed by a pipeline of six retail assets that the trust intends to acquire.

Operational and Financial Health

Operational efficiency remains a focal point for the trust, with occupancy rates holding steady at 97 percent for the first half of the fiscal year. Unitholders will receive a distribution of ₹2.367 per unit, totaling ₹359 crore for the quarter. This distribution maintains the trust's consistent track record of distributing all available cash flows for 13 consecutive quarters.

The trust maintains a stable balance sheet with a loan-to-value ratio of 18 percent and a cost of debt at 7.2 percent. While these metrics indicate a disciplined approach to leverage, the company faces standard operational risks associated with real estate development. Expanding into new regions such as Northeast India involves execution challenges, including strict project timelines and potential integration difficulties. Additionally, as the retail sector relies heavily on urban discretionary spending, any shift in consumer sentiment or broader macroeconomic pressures could impact future growth.

Looking ahead, investors may monitor the progress of the upcoming development in Guwahati and the timeline for the acquisition of the six assets in the pipeline. Continued management of debt levels and the ability to maintain high occupancy in existing properties will remain key indicators of the trust's ability to sustain its growth targets.
