Top Indian developers have quadrupled their project launches in Delhi-NCR, focusing on luxury housing along major infrastructure hubs. The entry of these national brands is changing the market as buyers prioritize project delivery and trust over traditional local players.
The residential real estate market in the Delhi-National Capital Region (NCR) is seeing a major shift as national developers aggressively increase their presence. Traditionally dominated by regional firms, the region is now attracting large players who bring stronger balance sheets and established reputations to the local market.
National Developers Increase Market Footprint
Data indicates that national developers have significantly increased their activity in the region, with their share of new housing launches jumping from 3% in 2022 to over 13% by the end of 2025. Between 2022 and early 2026, these developers introduced more than 15,000 homes across 30 projects. Among the prominent firms participating in this expansion are Godrej Properties, Sobha, Prestige Estates, Adani Realty, Oberoi Realty, Birla Estates, Tata Housing, Mahindra Lifespaces, and Shapoorji Pallonji. Godrej Properties has emerged as a key leader in this shift, contributing nearly half of the total units launched by national players in the region during this period.
Infrastructure as a Growth Catalyst
The push into NCR is closely linked to significant public infrastructure projects that have enhanced connectivity and land value. Key developments, including the Dwarka Expressway, the upcoming Noida International Airport, and the expansion of the Rapid Rail Transit System (RRTS) and metro network, have made specific pockets in Gurugram, Noida, and Ghaziabad highly attractive. Gurugram remains the most active destination for these developers, accounting for approximately 47% of their total project launches in the region.
Changing Demand and Competition
There is a clear structural shift in buyer preference toward branded, high-quality housing, particularly in the luxury and premium segments. This trend benefits developers who can demonstrate reliable execution capabilities and financial stability, factors that were sometimes volatile in the region's past. The market in Noida has particularly reflected this demand, recording a 28% year-on-year appreciation in capital values for premium under-construction residential properties. This appreciation suggests that buyers are increasingly willing to pay a premium for projects backed by well-known, institutionalized brands.
Market Outlook and Risks
While the influx of national developers introduces more competition and potentially higher construction standards, it also brings risks common to large-scale real estate expansion. Investors should monitor how the increased supply impacts long-term pricing, especially if demand for luxury units slows. Furthermore, the reliance on high-cost land acquisition and heavy capital spending for these projects means that maintaining margins will be essential for these developers.
