This performance brings the total sales for the first half of the fiscal year to approximately ₹3,200 crore, signaling a period of rapid expansion for the developer.
The surge in performance is primarily due to strong residential demand within the Delhi-NCR region, specifically in Noida and Gurugram. The company sold 274 residential units in the second quarter, compared to just 24 units in the same period a year ago. Two key projects played a major role in this success: 'Max One,' which contributed ₹584 crore to the quarterly sales, and 'Estate 361,' which added ₹962 crore.
Operational Focus and Financial Strategy
To support this growth, the company reported collections of roughly ₹560 crore during the quarter. This represents a collection rate of approximately 20-25% of the total sales value. Management has indicated that this cash flow is vital for funding construction activities, allowing the company to move forward with projects without relying on additional borrowing.
