Marathon Nextgen Realty Buys Out Adani's 60% Stake in Monte South for ₹335 Crore

Marathon Nextgen Realty has acquired the Adani Group’s 60% stake in the Monte South project in Byculla, Mumbai, for ₹335 crore. This deal gives Marathon full control over the luxury real estate development. The acquisition allows the company to decide on the project's strategy and sales speed independently, though investors may track the impact of this cash outflow on the company's debt and financial position.

Marathon Nextgen Realty has taken complete control of the Monte South luxury project in Byculla, Mumbai, by purchasing the Adani Group’s 60% stake for ₹335 crore. The company previously held a 40% interest in the project, which was developed in partnership. This deal shifts the ownership structure, making the project a fully owned asset of the Marathon Group.

For Marathon Nextgen Realty, this acquisition is aimed at speeding up the development and sales of the remaining inventory. Monte South is a large-scale project spanning approximately 25 lakh square feet, including four 64-storey residential towers and a commercial component. By becoming the sole owner, the company can now make decisions on pricing, construction timelines, and marketing without needing approval from a partner, which often helps in managing projects more efficiently.

The Adani Group’s exit from this project is part of a strategy to focus its real estate efforts on larger infrastructure and township-level developments within the Mumbai Metropolitan Region. For Adani Realty, stepping away from this specific premium residential project allows it to reallocate capital toward projects that align more closely with its broader business focus.

For shareholders, the key financial detail is the ₹335 crore payment. When a real estate company spends a significant amount to buy out a partner, it may use cash reserves or rely on new borrowings. Investors should monitor how this affects the company's net debt levels and its ability to fund other ongoing projects in areas like Lower Parel and Mulund. Real estate is also sensitive to market demand, so the pace of sales for the remaining units at Monte South will be important for cash flow recovery.

The luxury real estate segment in South Mumbai faces high competition and long execution timelines. While acquiring full control removes partnership risks, the company now carries the full execution risk, including construction costs, approvals, and regulatory compliance. The ultimate success of this buyout will depend on how quickly the developer can monetize the commercial parcels and finish the remaining residential towers to generate revenue.

Investors may track future company updates regarding the project’s construction progress, sales figures, and whether this buyout changes the overall debt profile in the next quarterly results.
