Bengaluru-based developer Mana Projects has set a sales target of ₹3,000 crore for FY27 after reporting ₹1,400 crore in the first half of the year. The company is banking on a 10 million sq ft pipeline in the mid-premium housing market. Success will depend on its ability to manage construction costs and execution risks while staying focused solely on the Bengaluru region.
Bengaluru-based real estate developer Mana Projects has announced an aggressive growth plan, aiming to reach ₹3,000 crore in sales for the current fiscal year (FY27). This target follows a strong performance in the first half of the year, where the company recorded ₹1,400 crore in sales, marking a recovery from the previous year’s muted result of ₹500 crore. To support this growth, the developer is preparing to add 10 million square feet of residential space to its project pipeline over the next two years.
The company’s strategy is heavily focused on the mid-premium housing segment, where homes are typically priced between ₹1.25 crore and ₹2 crore. This segment makes up about 80% of its total property inventory. A key part of this expansion is the 100-acre Right Life township in Bengaluru, which has an estimated gross development value of ₹14,000 crore. This project is being designed as an integrated space, including retail areas, offices, and lifestyle amenities to meet the demand from modern homebuyers who prefer having all facilities within their residential complex.
While the company is scaling up, it faces the standard pressures present in the Indian real estate sector. Rising costs for raw materials like steel and cement remain a challenge for all developers. To protect profit margins without passing on every cost increase to the buyer, Mana Projects is using design optimization and value engineering. This approach aims to keep housing affordable while maintaining the company’s financial health.
For any real estate firm, focusing on a single geography like Bengaluru carries both benefits and risks. While Bengaluru is a high-growth market, it is also highly competitive, with established players like Prestige, Sobha, and Brigade operating in the same space. The developer's choice to remain focused on Bengaluru for the near term allows it to deepen its local presence and market knowledge. However, this also means the company is sensitive to any local policy changes, infrastructure delays, or fluctuations in Bengaluru's specific housing demand.
Investors and stakeholders will monitor how the company manages the execution of its large 10 million square feet pipeline. Since large township projects often have long development timelines, the ability to finish construction on schedule is critical. Any delay could impact cash flow and increase the debt pressure that often comes with such massive capital-heavy projects. The pace of sales in the Right Life township and the company's ability to maintain its margin strategy amidst sector-wide cost pressures will be the most important updates to follow in the coming quarters.
