Macrotech Developers Target Price Raised by Nomura to ₹1,280

Nomura has updated its outlook on Macrotech Developers (Lodha), raising the target price to ₹1,280. The increase is driven by the potential monetization of 140 acres of land for data centers in the Palava township. Investors may track whether strong domestic demand continues to support the company’s ₹240 billion pre-sales target for FY27.

Nomura has revised its outlook for Macrotech Developers, which operates under the Lodha brand, setting a new target price of ₹1,280. This shift in valuation follows the company's strategic decision to unlock value from its land bank, specifically by earmarking approximately 140 acres for data center development. The brokerage now includes this potential revenue stream in its valuation model for the real estate developer.

Data Center Potential in Palava

A significant portion of this value is expected to come from the Palava township. Data indicates that land values in this region have experienced substantial growth, with estimates rising from ₹26 million per acre in 2021 to roughly ₹425 million per acre by 2026. Macrotech Developers has expanded its total land allocated for data centers in Palava to 660 acres. The company plans to monetize about 143 acres at an estimated value of ₹600 million per acre, potentially generating ₹90 billion over the next few years. Management intends to reinvest these funds into a 1 gigawatt data center project, which is projected to generate over ₹20 billion in annual rental income by 2032.

Growth Targets and Operational Performance

Beyond data center plans, Macrotech Developers remains focused on its residential business, maintaining a pre-sales guidance of ₹240 billion for FY27. The company is expected to see a rise in quarterly pre-sales, with estimates pointing toward ₹50 billion for the September quarter. This growth is supported by a large project pipeline, including an inventory worth ₹413 billion and planned launches totaling ₹240 billion. To meet its full-year guidance, the company needs to sell approximately 30% of this total supply of ₹653 billion.

Managing Market Risks and Costs

While the outlook remains positive, the company faces some external pressure. Construction cost inflation, currently estimated at 1% to 1.5%, could lead to a minor contraction in operating margins, specifically by 35 to 75 basis points. Additionally, the company’s exposure to the West Asian market—which accounts for about 4% to 5% of total sales—has seen some cooling in buyer sentiment due to geopolitical instability. However, domestic demand remains robust, helping to offset these regional challenges.

The key monitorable for investors moving forward will be the pace of land monetization in Palava and the subsequent execution of the data center power shells. Progress on the Mulund-Airoli-Palava Freeway, which is expected to open after the monsoon, will also be a factor to watch, as improved connectivity is often a trigger for higher residential absorption in the Palava and Upper Thane markets.
