MICL Group Launches Pali Hill Project, Secures ₹1,000 Crore Bandra Approval

Man Infraconstruction Ltd has launched the 'Marina Vista' luxury project in Pali Hill with 30% pre-sales. The developer also received initial approval for 'Berkeley House', a new high-value residential venture in Bandra with a project value exceeding ₹1,000 crore. These additions bring the company's total project value in the Bandra micro-market to over ₹2,350 crore.

Man Infraconstruction Ltd (MICL Group) is growing its premium residential presence in Mumbai with two significant developments in the Bandra micro-market. On August 10, 2026, the company officially launched its ultra-luxury project, Marina Vista, located in the prestigious Pali Hill area of Bandra West. Simultaneously, the developer announced that it has secured the Intimation of Approval (IOA) for a second large-scale luxury project, Berkeley House, which is located off the Bandstand area of Bandra West.

The launch of Marina Vista has met with immediate market interest, with the company reporting that 30% of the project units were pre-sold at the launch event. This project, being developed under an associate entity, carries an estimated Gross Development Value (GDV) of more than ₹500 crore. Construction at the site is currently underway, and the project is registered with regulatory authorities.

Following the Marina Vista launch, the company’s focus is turning toward Berkeley House. This boutique sea-view development is expected to be launched in the financial year 2027. MICL Group maintains a significant stake of approximately 70% in this venture. With the inclusion of Berkeley House and existing projects like the one in the Bandra Kurla Complex, the total cumulative GDV for the company’s Bandra-based residential portfolio has reached over ₹2,350 crore.

From a financial perspective, the company is operating from a strong position, as it remains net debt-free. This financial standing is crucial for large-scale real estate projects, as it reduces the interest burden during the construction phase. The focus on Bandra is a strategic move to capitalize on the sustained demand for premium housing, where supply remains limited compared to the high interest from end-users.

Investors should keep in mind that the real estate sector carries inherent risks. While the company is expanding its footprint, success depends on its ability to execute these projects on schedule without cost overruns. This includes managing the complexities of site clearance, meeting regulatory requirements, and navigating the often-lengthy approval processes for redevelopment projects in Mumbai. Additionally, the luxury segment is sensitive to shifts in buyer demand and overall economic conditions, which can influence sales velocity.

Shares of Man Infraconstruction traded at approximately ₹115.49 on August 10, 2026, reflecting a gain of about 1.44%. Moving forward, investors may monitor the official launch timeline for Berkeley House, the progress of construction at the Marina Vista site, and updates regarding regulatory clearances for the upcoming project.
