Mumbai-based Macrotech Developers (Lodha) is launching its first major commercial project in Gurugram, valued at up to ₹1,700 crore. This marks the company's official entry into the competitive National Capital Region market, following a partnership with the local MRG Group. Alongside this expansion, the developer posted a 28% rise in quarterly net profit and announced a ₹20,000 crore residential pipeline for the second half of the year, signaling a shift toward broader geographic growth.
Macrotech Developers, commonly known as Lodha Developers, is expanding its footprint into the National Capital Region (NCR) with a new commercial office project in Gurugram. The development, located in Sector 28 on Golf Course Road, is estimated to be worth between ₹1,600 crore and ₹1,700 crore. Unlike its strategy in other markets where it often retains commercial space for long-term rental income, the company plans to sell these units directly, marking a tactical change for its first major venture in the region.
Strategic Pivot to the NCR Market
This entry follows a partnership formed last year with the Gurugram-based MRG Group. For investors, this expansion is notable because the NCR real estate market has been historically dominated by established developers like DLF Ltd. The move signals an intensifying competition in the region, with other major firms such as Oberoi Realty and Puravankara Ltd also looking to increase their presence in these high-growth corridors. While geographic expansion can help reduce dependence on the Mumbai market, success in a new territory like Gurugram will depend on the company's ability to navigate local regulations, manage competition, and execute projects efficiently.
Financial Momentum and Growth
The company is funding this expansion on the back of strong recent performance. In the quarter ending September, Macrotech Developers reported a 28% year-on-year increase in net profit, which reached ₹1,013 crore. Total revenue grew by 18% to ₹4,468 crore, supported by pre-sales of ₹5,037 crore. These healthy financials have provided management with the confidence to maintain an ambitious growth trajectory. Following this commercial project, the developer also plans to launch its first residential project in the area later this year.
Pipeline and Future Focus
Beyond the NCR expansion, the developer is preparing for a busy second half of the 2027 fiscal year, with a residential launch pipeline valued at approximately ₹20,000 crore. These new launches are central to the company’s growth, although existing inventory will continue to provide a base for sales performance.
Additionally, the company is diversifying its business model by moving into the data center sector. Management is aiming to grow its recurring income from rental assets from ₹300 crore in the 2026 fiscal year to ₹3,000 crore by 2032. Investors may want to track how this transition toward recurring income, combined with the aggressive push into new geographic markets, affects the company’s cash flow and profit margins over the coming years. The main monitorable for shareholders will be the execution speed of these new residential and commercial launches, and whether the company can successfully compete for market share in the crowded NCR property space.
