Kreeva Reports ₹800 Cr Sales, Plans ₹5,000 Cr Expansion

Kreeva, the real estate arm of Kanodia Group, reported ₹800 crore in sales from its South Delhi luxury project, Swaranaya. The developer now aims to invest ₹5,000 crore over the next four to five years across Delhi-NCR, Chandigarh, and Lucknow. Investors should monitor how the company manages this capital-intensive expansion alongside the execution of its upcoming multigenerational residential projects in Gurugram.

Kreeva, the real estate subsidiary of Kanodia Group, has reported sales between ₹750 crore and ₹800 crore from its Swaranaya luxury project in South Delhi. With 40% of the units in the first phase already committed, the developer is now preparing to scale its operations to meet the rising demand for premium living spaces.

Building on the success of its current project, the firm has announced a capital spending plan of ₹5,000 crore scheduled over the next four to five years. This investment is earmarked for land acquisition and development of new luxury residential projects. The expansion strategy focuses on three key regions: the Delhi-NCR market, specifically the Southern Peripheral Road in Gurugram, alongside emerging luxury segments in Chandigarh and Lucknow.

The company’s move into Gurugram includes plans for a multigenerational residential development. This design philosophy aims to blend communal living with private household spaces, addressing a shift in consumer demand toward more versatile housing layouts. Founder Gautam Kanodia has stated that the expansion will be selective, emphasizing that the company intends to maintain financial discipline while targeting cities where buyer aspirations for privacy and premium amenities are increasing.

For investors, the real estate sector is currently defined by a strong appetite for luxury products, but it also carries significant execution risks. Expanding into multiple cities like Chandigarh and Lucknow requires a developer to maintain high standards of delivery and quality across diverse markets. A critical factor for observers will be how the company manages its capital allocation and whether it can sustain the sales momentum seen in its South Delhi project as it enters new geographies.

While the company has emphasized accountability and timely delivery as part of its growth roadmap, the financial structure of this expansion will be a key monitorable. Large-scale land acquisition and construction are capital-intensive, and maintaining a healthy balance sheet while managing these projects will be crucial for the group's long-term sustainability. The upcoming commissioning of these projects and the pace of inventory absorption in the new markets will remain the next important updates for stakeholders to track.
