India's Residential Construction Value Hits $430 Billion in 2025

India's residential housing construction market has reached a valuation of $430 billion in 2025, a significant rise from $235 billion in 2019. Driven by sustained demand for home ownership, residential projects now account for 85% of all real estate construction value in the country, signaling a strong shift toward high-value housing.

The Indian real estate sector has recorded a substantial surge in activity, with the value of residential housing projects under construction reaching $430 billion in 2025. This figure represents nearly a two-fold increase from the $235 billion recorded in 2019, according to a joint report released by the Confederation of Real Estate Developers’ Associations of India (CREDAI) and property consultant Anarock.

Residential Market Dominance

The residential segment has cemented its position as the primary engine of India's real estate growth. As of 2025, residential projects now constitute 85% of the total real estate construction value, a sharp increase from the 48% share held in 2009. While other asset classes such as office, retail, and warehousing have expanded, the residential market remains the central focus for both developers and buyers. Across all asset classes, the total value of real estate under construction has grown over five-fold since 2009, reaching $503 billion in 2025.

Factors Driving Growth

This growth has been primarily propelled by a persistent post-pandemic surge in home ownership aspirations. Industry reports indicate that residential sales values have remained resilient, consistently staying above ₹1.3 lakh crore per quarter for seven consecutive quarters. A major catalyst for this momentum is the demand from end-users seeking larger, more amenity-rich living spaces. Furthermore, the expansion of Global Capability Centres (GCCs) and a growing professional workforce in major urban centers continue to drive demand for both Grade A office spaces and premium residential housing.

Future Outlook and Monitorables

Looking ahead, the industry has set ambitious targets, aiming for a total real estate sector valuation of $1 trillion by 2030, with long-term projections suggesting a potential scale of $5.8 trillion by 2047. However, the sector is not without challenges. Investors and market participants continue to monitor global economic headwinds that could influence liquidity and demand. While the residential market is currently robust, experts highlight that growth in the coming periods will likely depend on the balance between new supply launches and actual absorption rates. Additionally, while premium and luxury housing have seen strong demand, price stability and the affordability of mid-segment housing remain key areas that developers must navigate to sustain long-term growth. The next important update for stakeholders will be the impact of monetary policy and interest rate trends on future borrowing costs for both developers and homebuyers.
