India’s office-focused REITs are diversifying into data centers to tap into AI and cloud computing growth. While this strategy offers long-term potential, investors should note the high capital intensity, estimated at over ₹96 crore per megawatt, and longer development timelines. Success will depend on how trusts like CLINT and Mindspace balance these heavy investments with their established, stable income models.
Real estate investment trusts (REITs) in India are increasingly shifting focus toward digital infrastructure as demand for data centers surges, driven by the rapid adoption of artificial intelligence and cloud computing. While these trusts have traditionally relied on commercial office space for predictable rental income, the new push into data centers represents a significant strategic pivot aimed at capturing higher-growth segments.
Balancing High Capital Costs and Execution
Unlike traditional office buildings, which often benefit from faster stabilization and lower upfront investment, data centers are highly capital-intensive. Industry data indicates that developing a data center requires an investment of over ₹96 crore for every 1 megawatt of capacity. This cost includes land, specialized cooling systems, and server infrastructure. For REITs, this high barrier to entry and extended gestation periods mean that projects could temporarily pressure cash flow and balance sheets if not managed through careful capital allocation.
Strategic Approaches by CLINT and Mindspace
Major players are adopting distinct strategies to mitigate these risks. CapitaLand India Trust (CLINT) has moved ahead with a 50 MW data center facility in Navi Mumbai, which has commenced income contributions as of August 2026. To manage capital exposure, CLINT has utilized a model of recycling funds; for instance, the trust divested a 20.2% stake in three under-development data center assets earlier in 2026 to the CapitaLand India Data Centre Fund. This approach allows the REIT to maintain exposure to the sector while reducing the immediate burden of development costs on its own balance sheet.
Mindspace Business Parks REIT is also integrating data centers into its portfolio, leveraging partnerships to enhance execution capabilities. By collaborating with specialized operators like Princeton Digital Group, Mindspace aims to build a portfolio totaling approximately 1.7 million square feet. This partnership model allows the REIT to benefit from the technical expertise of experienced data center developers while focusing on its core strength of asset management.
Infrastructure and Operational Risks
Despite the clear growth trend, the sector faces structural challenges that investors should monitor. Power grid connectivity and availability remain the primary bottlenecks for data center development across India. Lengthy delays in securing reliable high-voltage power supply can stall projects and extend development timelines. Additionally, there is a risk of potential oversupply if speculative construction by various players exceeds the actual demand from hyperscalers and cloud service providers. As REITs continue to pivot, the ability to secure power and achieve timely occupancy at new facilities will be a critical monitorable for assessing the impact on long-term rental income and overall distribution yields.
